This is a high-visibility opportunity to shape how greenfield developments and legacy assets move through capital markets, working directly with Investment, Development, and Sales leadership - and presenting to senior executives at global HQ.
Job Description
We're looking for a Senior Financial Modeling Analyst to join our FP&A Capital Group. In this role, you'll build and maintain complex financial models supporting new gigawatt-scale data center development and the placement of legacy data centers into REIT/SREIT investment portfolios. You'll translate ambiguous commercial and operational inputs into structured, decision-ready models that directly inform investment decisions on some of the largest deals in the space.
What You'll Be Responsible For
  • Build, maintain, and update complex business case models for new greenfield GW-scale developments and large hyperscale client deals
  • Develop models for legacy data centers being placed into REIT/SREIT structures, including valuation, capital release, and operator economics
  • Model debt financing, capital structures, equity waterfalls, and multi-entity investment vehicles
  • Perform IRR, NPV, cash flow, sensitivity, and scenario analysis
  • Evaluate the financial impact of large anchor tenant deals on project economics and capital efficiency
  • Update models with actuals and revised forecasts, comparing against original business cases
  • Partner with Investment, Development, and Sales teams on DevCo formation, capital structuring, and deal execution
  • Prepare executive-level PowerPoint presentations for senior leadership and global HQ
  • Ensure model alignment with investor and lending requirements

Required Experience/Skills
  • 8-10 years of progressive experience in financial modeling and capital budgeting
  • Advanced Excel mastery (pivot tables, dynamic arrays, Power Query, data tables)
  • Strong experience in data center finance, infrastructure, or large-scale real estate investment
  • Proven ability to translate ambiguous inputs into structured, decision-ready models
  • Excellent executive communication and presentation skills
  • Comfortable working independently in a fast-paced, high-demand environment
  • Willingness to work early CT/ET hours to align with an India-based manager

Nice-to-Haves
  • Prior experience in data center development or hyperscale infrastructure
  • Familiarity with project finance, DevCo/JV structures, and capital stacking
  • REIT/real estate investment trust modeling experience
  • Revenue recognition knowledge in long-term contracts
  • Experience with CBRE, JLL, or similar
  • Experience supporting investor and lending bank reporting

Education
  • Bachelor's degree in Finance, Accounting, or related field required
  • MBA or CPA preferred
