Responsibilities

Mortenson Properties Inc. ("MPI") is currently seeking an Investment Analyst Intern that will gain exposure to underwriting and complex financial modeling, including cash flow projections, investment analysis, and competitive set research for target markets.  This role supports asset management, portfolio management, commercial real estate opportunities, and investment decisions through detailed financial analysis and recommendations. The role will work with our strategic initiatives, including deployment of AI, technological innovation, and other related workflows.

Highlights of your time with this Mortenson internship will include:

  • Gaining knowledge of underwriting and financial analysis for real estate acquisitions and asset management decisions, including cash flow projections in Excel and ARGUS

  • Assist in analyzing potential investments and learn how to prepare investment committee materials

  • Gaining knowledge of target markets by researching supply/demand fundamentals and maintaining competitive set analyses

  • Participate in due diligence and closing processes, including legal and asset management through acquisition/development to disposition

  • Exposure to evaluating capitalization and financing strategies and the development of financial models to support credit analysis

  • AI and Investment-themed capstone project presentations to senior executives

  • Experience with preparing internal investment deliverables for Investment Committee

  • Other projects and duties as assigned

Program Overview:

Our summer intern program (May - August 2027) is designed to give you real, hands-on experience from day one, working on meaningful projects that directly impact the business. You'll gain exposure to innovative work, build professional skills through development opportunities, and be supported by a team that values your growth. Your ideas matter here, and you'll have the chance to contribute, learn, and make a difference while exploring your career path.

Required Qualifications:

  • Currently pursuing an undergraduate, four-year degree in Real Estate, Finance, or other related degree

Preferred Qualifications:

  • Have previous related internship experience

  • Are currently enrolled as an undergraduate junior

  • Have a basic understanding of construction and generally accepted business practices

  • Demonstrate strong collaboration, communication, and problem-solving skills and show initiative and leadership

  • Showcase a positive and professional attitude and solid customer service skills

  • Are detail-oriented, organized, and can effectively handle multiple competing priorities

The hourly wage for college Interns starts at $18. Students may be paid higher wages based on their year in school.
