Financial Development Director information

What is a financial development director?

A Financial Development Director is a senior professional responsible for creating and implementing strategies to secure funding and financial support for an organization, often within non-profit, educational, or healthcare sectors. They oversee fundraising campaigns, build relationships with donors, and manage grant applications to ensure the organization's financial sustainability. Additionally, they may lead teams, coordinate events, and work closely with executive leadership to align fundraising goals with the organization's mission. Their role is crucial for driving financial growth and supporting long-term organizational success.

What are the key skills and qualifications needed to thrive as a financial development director?

To thrive as a Financial Development Director, you need expertise in fundraising strategies, financial planning, and donor relations, typically backed by a degree in finance, business, or nonprofit management. Familiarity with donor management software, CRM systems, and financial analysis tools is often required. Excellent leadership, strategic communication, and relationship-building skills set top candidates apart. These abilities are vital for driving revenue growth, building sustainable funding streams, and fostering strong stakeholder engagement.

What are the typical challenges financial development directors face when leading fundraising initiatives?

Financial Development Directors often encounter challenges such as identifying new donor prospects, maintaining donor engagement, and meeting ambitious fundraising goals within tight timelines. They must balance strategic planning with hands-on relationship-building, collaborating closely with executive leadership, board members, and development staff. Navigating changing donor expectations and leveraging data-driven approaches are also key to sustaining long-term support. Adaptability and strong communication skills are essential for overcoming these obstacles and achieving organizational growth.

Our vision is to be the most trusted and best-performing rental housing company in America - one that continues to get better as it grows. And we're looking for people who want to help us do it. As an owner, developer, and manager of more than 180,000 apartment homes in major markets across the US, we have the scale to offer something most companies can't. The Role:

At Vivmark Residential, we create communities that enhance lives and shape the future of multifamily housing. We're seeking a strategic, entrepreneurial Senior Director of Development to lead the sourcing, planning, entitlement, and execution of multifamily and mixed-use development projects from initial pursuit through stabilization. This is an opportunity for an experienced real estate development professional who thrives in complex environments, enjoys building relationships both inside and outside the organization, and has a track record of successfully bringing projects from concept to completion.

What You'll Do:

As a Senior Director, Development, you'll lead a portfolio of development opportunities while serving as a key representative of Vivmark Residential in the marketplace.

  • Identifying and pursuing new development opportunities within target markets
  • Evaluating project feasibility, including financial analysis, entitlement considerations, market dynamics, environmental factors, and overall investment viability
  • Leading development projects through planning, entitlement, design, approvals, construction, and stabilization
  • Preparing and presenting investment recommendations to senior leadership and approval committees
  • Building productive relationships with municipalities, elected officials, consultants, landowners, community stakeholders, and industry partners
  • Leading cross-functional teams consisting of Development, Construction, Design, Asset Management, Operations, and other internal partners
  • Negotiating with landowners, consultants, and external partners to advance project objectives
  • Managing project budgets, schedules, consultants, and development risks
  • Representing Vivmark Residential at public meetings, community forums, and industry events
What We're Looking For:

Successful candidates will bring a combination of development expertise, business acumen, and leadership capability.

  • Bachelor's degree required. MBA, Master's in Real Estate Development, or a related advanced degree preferred.
  • 10+ years of progressively responsible real estate development experience.
  • Proven experience managing multifamily, mixed-use, or large-scale commercial development projects.
  • Strong financial modeling and investment analysis skills.
  • Demonstrated success navigating entitlement processes and public approvals.
  • Exceptional relationship-building, negotiation, and communication skills.
  • Ability to work effectively with senior leaders, external stakeholders, and cross-functional teams.
  • Experience independently sourcing, structuring, and executing complex real estate transactions is strongly preferred.
How Vivmark Supports You:

We know that our teams are the beating heart of our success and we’re committed to showing our appreciation. We offer:

  • A competitive benefits package that supports your health, financial well-being, and work-life balance, including medical, dental, and vision coverage, a 401(k) with company match, paid vacation and company holidays, and exclusive team member housing discounts.
