What does a field project manager do?

A Field Project Manager is responsible for overseeing and coordinating projects at job sites, ensuring that work is completed safely, on time, and within budget. They manage teams, allocate resources, and serve as the primary point of contact between the office and field operations. Their duties often include scheduling, quality control, safety compliance, and problem-solving to address any issues that arise during the project. Effective communication and leadership skills are essential for this role.

How does a field project manager typically balance on-site responsibilities with administrative tasks?

Field Project Managers often split their time between the project site and the office, managing both hands-on coordination and essential paperwork. On-site, they oversee project progress, address unforeseen challenges, and coordinate with crews and subcontractors. Off-site or in the office, they handle budgeting, scheduling, reporting, and client communications. Efficient time management and clear delegation are key to ensuring both aspects are handled effectively, supporting project goals and team cohesion.

What are the key skills and qualifications needed to thrive as a field project manager, and why are they important?

To thrive as a Field Project Manager, you need strong project management skills, industry-specific knowledge, and typically a bachelor's degree in construction management, engineering, or a related field. Familiarity with project management software (such as MS Project or Procore), budgeting tools, and safety compliance certifications like OSHA are often required. Leadership, problem-solving, and effective communication are critical soft skills that set top candidates apart. These skills and qualifications are vital for coordinating teams, meeting project deadlines, and ensuring successful project delivery in dynamic field environments.

Job description

About Limitless Premier Group

Limitless Premier Group LLC is a growing nationwide property renovation and maintenance company serving institutional property owners, property management companies, and other clients throughout the single-family residential industry.

We specialize in property turns, renovations, maintenance, capital projects, and construction services. As we continue expanding our Indianapolis market, we are looking for a motivated Project Manager who can take ownership of our projects and help us grow the market.

Position Overview

We are looking for a hands-on, field-based Project Manager to oversee residential renovation, turn, and maintenance projects throughout the Indianapolis area.

This is not strictly an office position. You will be in the field visiting properties, managing subcontractors and vendors, inspecting work, documenting progress, communicating with our operations team, and making sure every project is completed correctly and on schedule.

The right person is organized, dependable, comfortable working independently, and knows how to hold vendors accountable while maintaining strong relationships.

Responsibilities

  • Manage multiple residential renovation, turn, and maintenance projects from start to completion
  • Perform initial property walks and help develop accurate scopes of work
  • Coordinate and schedule subcontractors, vendors, and technicians
  • Conduct regular site visits to verify progress and workmanship
  • Perform quality-control inspections before projects are submitted for completion
  • Ensure work meets client scopes, specifications, and Limitless quality standards
  • Take detailed before, during, and after photos
  • Upload project documentation, photos, notes, and completion information into client systems
  • Identify potential change orders and additional work needed at properties
  • Communicate project status, delays, material needs, and issues with the Limitless operations team
  • Assist with sourcing and developing reliable local vendors and subcontractors
  • Verify materials are ordered and available when needed
  • Keep projects moving and prevent unnecessary delays
  • Manage vendor expectations and hold crews accountable for deadlines and quality
  • Conduct client or property-manager walkthroughs when required
  • Help build and strengthen the Limitless presence in the Indianapolis market

What We're Looking For

  • Previous experience in construction, renovations, property management, maintenance, or project management preferred
  • Knowledge of residential construction and common repair/renovation trades
  • Ability to identify workmanship and quality issues
  • Strong organizational and time-management skills
  • Comfortable managing several active projects at the same time
  • Strong communication and problem-solving skills
  • Ability to work independently and take ownership of projects
  • Comfortable using mobile apps, email, photos, and project-management systems
  • Reliable transportation and valid driver's license
  • Ability to travel throughout the Indianapolis market
  • Professional appearance and attitude when interacting with clients and vendors

The Person We Want

We are looking for someone who takes ownership.

If there is a problem at a property, we want someone who finds the solution. If a vendor is falling behind, we want someone who gets the project moving. If work isn't up to our standards, we want someone who catches it before our client does.

You need to be comfortable working in a fast-paced environment where priorities can change quickly.

We are growing, and we want someone who is interested in growing with us—not simply collecting a paycheck.

Why Join Limitless?

Limitless Premier Group is expanding rapidly throughout multiple markets across the country. This position gives you an opportunity to become a key part of our Indianapolis operation and grow as the market grows.

We believe in accountability, communication, relationships, and doing what we say we're going to do.

If you're motivated, organized, know construction, and want an opportunity where your performance actually matters, we'd like to hear from you.

Apply today with your resume and a brief description of your experience managing residential construction, renovation, maintenance, or property-turn projects.
