Job description

The Housekeeping / Janitorial Associate is responsible for maintaining the cleanliness, sanitation, appearance, and overall presentation of the condominium's common areas and facilities. This position plays an important role in creating a clean, welcoming, and well-maintained environment for residents, guests, team members, and visitors.
The ideal candidate takes pride in their work, demonstrates strong attention to detail, and understands the high level of cleanliness and presentation expected within a luxury residential community. The Housekeeping / Janitorial Associate will perform routine and detailed cleaning throughout assigned areas while following established property standards, safety procedures, and proper cleaning practices.
Essential Duties and Responsibilities
Cleaning & Maintenance of Common Areas
  • Clean and maintain assigned common areas throughout the condominium property, including lobbies, hallways, elevators, amenity areas, lounges, offices, restrooms, and other designated spaces.
  • Dust, clean, polish, and maintain furniture, fixtures, telephones, doors, walls, windows, window sills, blinds, vents, and other surfaces.
  • Sweep, mop, vacuum, and maintain all assigned floors and surfaces to ensure they are clean and presentable at all times.
  • Maintain the appearance of high-traffic areas throughout the property with particular attention to cleanliness, detail, and presentation.
  • Clean and maintain elevators, entryways, corridors, stairwells, and other common areas as assigned.
  • Clean glass doors, windows, mirrors, and other glass surfaces to maintain a polished appearance.
  • Dust and clean decorative features, fixtures, furniture, and other property surfaces as appropriate.

Restroom Cleaning & Sanitation
  • Thoroughly clean and sanitize common-area restrooms in accordance with established property standards.
  • Clean and disinfect toilets, urinals, sinks, countertops, mirrors, floors, partitions, doors, and other restroom surfaces.
  • Replenish restroom supplies, including toilet paper, paper towels, hand soap, and other required items.
  • Monitor restroom conditions throughout the shift and address cleanliness or supply needs promptly.
  • Ensure restrooms remain clean, sanitary, orderly, and appropriately stocked.

Floor Care
  • Maintain hard-surface flooring through sweeping, mopping, washing, polishing, and waxing as required.
  • Vacuum carpets, rugs, and carpeted areas regularly.
  • Perform carpet and rug cleaning as directed.
  • Clean tile, grout, and other flooring surfaces using appropriate cleaning methods and products.
  • Immediately address spills, stains, debris, or other conditions that may affect the appearance or safety of common areas.
  • Follow proper procedures for the use and storage of floor-care equipment and cleaning products.

Waste & Trash Removal
  • Empty trash and waste receptacles throughout assigned common areas and restrooms.
  • Collect and transport trash to the designated disposal area in accordance with property procedures.
  • Ensure trash receptacles are clean, properly lined, and presentable.
  • Promptly address spills, debris, or other sanitation concerns associated with waste areas.

Cleaning Supplies & Equipment
  • Use appropriate cleaning products, tools, and equipment for each assigned area and surface.
  • Follow manufacturer instructions and established safety procedures when handling cleaning chemicals and equipment.
  • Maintain cleaning equipment in clean and proper working condition.
  • Notify management of damaged, malfunctioning, or missing equipment and supplies.
  • Maintain appropriate inventory levels of cleaning and restroom supplies and communicate replenishment needs to management.
  • Properly store cleaning supplies and equipment in designated areas.

Safety & Sanitation
  • Follow all company and property safety, sanitation, and cleaning procedures.
  • Use appropriate personal protective equipment (PPE) when required.
  • Maintain awareness of wet floors, spills, obstructions, and other potential safety hazards and promptly place appropriate signage when necessary.
  • Report maintenance concerns, damage, safety hazards, leaks, spills, or unusual conditions to the appropriate supervisor or property management.
  • Follow proper procedures for handling cleaning chemicals and hazardous materials.
  • Maintain a clean and organized housekeeping/janitorial work area.

Resident & Guest Service
  • Maintain a professional, courteous, and service-oriented presence when interacting with residents, guests, vendors, and team members.
  • Respond courteously to resident and guest requests within the scope of the position and notify the appropriate supervisor when additional assistance is required.
  • Respect resident privacy and maintain confidentiality regarding resident information and property matters.
  • Exercise care and professionalism when working in areas occupied by residents and guests.
  • Support the property's luxury service standards by ensuring common areas consistently reflect a clean, polished, and welcoming environment.

  • Previous housekeeping, janitorial, custodial, hotel, condominium, residential, or commercial cleaning experience preferred.
  • Experience in a luxury condominium, high-rise residential community, hotel, resort, or hospitality environment is a plus.
  • Strong attention to detail and pride in maintaining a high standard of cleanliness.
  • Ability to work independently while also functioning effectively as part of a property management team.
  • Dependable, punctual, professional, and service-oriented.
  • Ability to follow written and verbal instructions.
  • Ability to safely operate common cleaning equipment and tools.
  • Ability to properly use cleaning chemicals and follow safety procedures.
  • Strong communication and interpersonal skills.
  • Ability to interact professionally with residents, guests, and team members.

Physical Requirements
  • Ability to stand and walk for extended periods.
  • Ability to bend, stoop, kneel, reach, push, pull, and lift as required to perform cleaning duties.
  • Ability to lift and carry cleaning supplies, equipment, and trash as required.
  • Ability to operate vacuums, mops, floor equipment, carts, and other cleaning equipment.
  • Ability to work in varying indoor and outdoor conditions as required by assigned duties.
  • Ability to perform repetitive cleaning and physical tasks throughout the workday.

The Housekeeping / Janitorial Associate is expected to maintain a professional appearance, positive attitude, strong work ethic, attention to detail, and commitment to exceptional cleanliness and service. Because this position directly contributes to the resident experience, the employee is expected to consistently maintain the property's high standards of cleanliness, sanitation, appearance, and professionalism.
Additional Responsibilities
  • Complete assigned cleaning and maintenance tasks according to established schedules and property standards.
  • Assist with special cleaning projects, events, inspections, and seasonal or deep-cleaning assignments as needed.
  • Report maintenance, repair, safety, or security concerns promptly to management.
  • Perform other duties and responsibilities as assigned by management.
