Facade Manager information

What is a facade manager?

Facade Managers are professionals responsible for overseeing the design, construction, and maintenance of building facades. They coordinate with architects, engineers, contractors, and suppliers to ensure that the exterior elements of a building meet both aesthetic and functional requirements. Their role includes managing project timelines, budgets, quality standards, and compliance with safety regulations. Facade Managers also address technical challenges related to materials, weatherproofing, and energy efficiency to deliver durable and visually appealing building exteriors.

What are common challenges faced by facade managers during the construction phase, and how are they typically addressed?

Facade Managers often face challenges related to coordinating multiple trades, managing complex installation sequences, and ensuring quality control amid tight project timelines. To address these, they work closely with design teams, suppliers, and site contractors to clarify specifications, plan logistics, and resolve technical issues promptly. Regular site inspections and clear communication channels are essential for identifying potential problems early and maintaining progress. Effective time management and adaptability are key in overcoming unexpected delays or design changes, ensuring the facade meets both aesthetic and performance requirements.

What are the key skills and qualifications needed to thrive as a facade manager, and why are they important?

To thrive as a Facade Manager, you need expertise in building envelope systems, construction management, and a relevant engineering or architectural qualification. Familiarity with façade design software (such as AutoCAD or Revit), project management tools, and industry standards is typically required. Strong leadership, attention to detail, and effective communication skills set top performers apart in this position. These competencies ensure the successful delivery of façade projects that meet safety, aesthetic, and performance standards while coordinating diverse teams and stakeholders.

What is the difference between Facade Manager vs Construction Project Manager?

Work EnvironmentSpecialized in facade systems, working closely with architects, engineers, and contractors on building exteriorsOversees entire construction projects, coordinating multiple trades and disciplines
Industry UsagePrimarily in building envelope, facade installation, and exterior design projectsAcross all construction sectors, including commercial, residential, and infrastructure

The Facade Manager focuses specifically on exterior facade systems, ensuring design, quality, and installation standards are met. In contrast, the Construction Project Manager oversees the entire construction process, managing schedules, budgets, and teams across all project phases. Both roles require strong project management skills, but their scope and specialization differ significantly.

Job description

Emaar Enterprise is bringing our architectural design and production in-house. We are seeking a highly technical, licensed Lead Architect to serve as our internal Architect of Record (AOR) for our growing real estate portfolio across San Bernardino County.

In this critical leadership role, you will be the stamping architect for our residential (residential/multifamily) and commercial development projects. You will not be drafting from scratch. Instead, you will direct an offshore drafting team, acting as the primary QA/QC reviewer to ensure all drawings meet California codes, our brand standards, and are ready for your stamp and local plan check.

Core Responsibilities
  • In-House AOR & Liability: Serve as the legal Architect of Record. Review, stamp, and seal architectural drawing sets, taking responsibility for life safety, code compliance, and structural integrity.
  • Offshore Team Management & QA/QC: Direct a dedicated offshore drafting team. Assign production work, establish standard operating procedures (SOPs), and ruthlessly redline drawings to ensure accuracy, code compliance, and constructability.
  • Permitting & Plan Check: Take direct ownership of the permitting process. Submit drawing sets to cities in San Bernardino County and local municipal building departments, and rapidly resolve plan check comments.
  • BIM & Cloud Management: Establish and maintain the firm’s Revit templates and drafting standards. Manage cloud-based models (e.g., BIM 360 / Autodesk Construction Cloud) to ensure seamless collaboration between local management and offshore production.
  • Consultant Coordination: Coordinate with external local engineering consultants (Structural, MEP, Civil). Integrate their designs seamlessly into the master architectural models.
  • Construction Administration: Act as the AOR during construction. Respond directly to contractor RFIs, review technical submittals/shop drawings, and issue Architectural Supplemental Instructions (ASIs).
Required Qualifications
  • Licensure: Active Registered Architect (RA) license in the State of California is strictly required.
  • Experience: 10+ years of architectural experience with a heavy emphasis on technical detailing, CD production, and acting as the Lead Project Architect on large-scale multifamily and commercial projects.
  • Team Management: Proven experience managing, redlining, and QC-ing work from junior architects.
  • Local Code Expertise: Deep, working knowledge of the California Building Code (CBC), Title 24, ADA, and San Bernardino County zoning and building regulations.
  • Technical Mastery: Expert-level proficiency in Revit (BIM) and BIM 360 is mandatory. You must be capable of auditing complex models and enforcing CAD/BIM standards.
