Job description

CLMI Group is seeking a HVAC Field Inspector to support the Los Angeles Unified School District's (LAUSD) Facilities Services Division, Maintenance and Operations - Facilities Conditions Assessment (FCA) unit.

The HVAC Field Inspector is responsible for conducting facility condition assessments across LAUSD campuses, applying carpentry trade expertise to identify, document, and evaluate the condition of building components and systems. This role is embedded within the LAUSD Facilities Services Division and reports to FCA Unit leadership as assigned.

Facilities Condition Assessment

  • Identify and collect building component data on systems installed at District sites, including structural elements, architectural finishes, doors, windows, casework, and other carpentry-related building systems.
  • Apply construction knowledge to identify building systems that are concealed behind walls, ceilings, and floors; assess overall condition and estimate remaining service life (RSL) of building system components in accordance with FCA Unit guidance.
  • Enter field assessment data using tablets, laptops, smartphones, and other digital tools as required by the FCA program.
  • Conduct and support ad hoc surveys of District sites and buildings on an as-needed basis.

Collaboration & Trade Coordination

  • Work collaboratively with trade surveyors across other disciplines to gather quantities, measurements, and boilerplate information as needed and directed by FCA Unit leadership.
  • Interface with campus administrators, faculty, and staff to coordinate site access and facilitate survey activities with minimal disruption to school operations.
  • May supervise the performance of staff and survey participants as needed; serve as a technical resource to survey team members on carpentry-related building systems.

Requirements

Minimum Qualifications

  • Bachelor's degree in Engineering, Architecture, or Construction Management from a recognized college or university; OR a minimum of 10 years of directly relevant construction experience, with up to 4 years substitutable for the degree requirement on a year-for-year basis.
  • Minimum 6 years of full-time paid professional experience working with on-site construction management teams, including direct experience working with campus administrators, faculty, and staff at K-12 or institutional facilities.
  • Demonstrated knowledge of building construction systems, components, and materials, with the ability to identify systems concealed within building assemblies.
  • Proficiency with digital data entry tools including tablets, laptops, and smartphones.

Preferred Qualifications

  • Prior experience conducting Facilities Condition Assessments (FCA) or facility audits for a K-12 school district, community college district, or public agency.
  • Familiarity with RSL methodology and LAUSD's facility assessment standards.
  • Journeyman-level or licensed carpentry trade credential (e.g., CA Contractor's License - Class B or C-5).
  • Experience supporting LAUSD or other large public agency capital construction or maintenance programs in Los Angeles County.
