  • Schedule: On call
  • Hourly Pay: $30/hr.
  • Location: South Bay.
    Some things we are looking for:
    Core Technical Skills
    • Basic equipment repair and upkeep
    • Routine inspections and preventive maintenance
    • Simple electrical tasks (e.g., replacing fuses, light fixtures)
    • Basic plumbing repairs (e.g., unclogging drains, fixing leaks)
    • Minor carpentry (e.g., door adjustments, shelving)
    • Use of hand tools and power tools safely
    • Painting (minor; curbs, touch-up)
    • Must be able to lift up to 50 lbs.
    Knowledge of use and ability to use the following items:
    • Power-Washer
    • Steam Cleaner - Uses high-temperature steam instead of water pressure for cleaning.
    • Carpet Extractor - Uses water and suction to deep-clean carpets.
    • Industrial Floor Scrubber - Uses water, brushes, and sometimes pressure for cleaning large floor areas.
    Operational Skills
    • Reading and following maintenance checklists
    • Understanding safety protocols and PPE usage

To ensure our cleaning, security, and concierge teams provide the best service Planned Companies Maintenance Services (PMS) is hiring a Maintenance Technician to join the team.

Primary Job Responsibilities:

  • Ensuring preventative maintenance of all mechanical, electrical, and plumbing equipment and repair of such equipment as required; contact outside contractor when required.
  • Checking boiler and hot water heaters for leaks and reporting to management.
  • Scheduling extermination procedures as necessary.
  • Maintaining social areas or amenities as needed.
  • Assuring walkways are clear and/or salted during inclement weather.
  • Inventorying mechanical/ maintenance supplies.
  • Troubleshooting tripped breakers, leaking pipes, and water intrusion.
  • Executing general repair of the building included but not limited to doors, filter changing, installation of floor covering, light carpentry.
  • Maintaining a log keeping and visible inspection of all operating equipment, including chiller, cooling tower, water heaters, pumps and fan coil units.
  • Inspecting rooftop exhaust fans, cooling tower, domestic water drives.
  • Ensuring trash removal and maintaining trash area are organized.
  • Replacing light fixtures, branch switches, receptacles, and sockets when necessary.
  • Adjusting of locks and latches on doors, windows, and lockers
  • Removal and replacement of all blown light bulbs
  • Painting and plastering as required.
  • Maintaining daily records of work performed
  • Reporting necessary work to be done by outside mechanics, maintain a record when such work is completed.
  • Assisting building management with all projects and all other job duties as requested

Requirements:

  • Minimum of 3+ years' experience in a similar role.
  • Requires strong plumbing, electric and carpentry experience.
  • Solid interpersonal skills, along with excellent communication skills. Bilingual is preferred.
  • Good listener and able to accurately transmit information.
  • Reliable, highly organized, attention to detail, courteous, friendly, hardworking, and professional.
  • Eager to learn and take on additional responsibilities.
  • Extremely dependable and reliable, must be flexible to work during emergency situations.
