Job description

The Real Estate Manager reports to the Senior Director of Real Estate and Compliance but may also receive direct assignments from the Senior Real Estate Manager and Legal Department attorneys. The Real Estate Manager is responsible for (a) preparing standard real estate documentation including, but not limited to, amendments, PSAs, Options, Easements, NDAs, SNDAs etc., and (b) reviewing title and clearing title matters impeding or potentially impeding project site control. New Energy Equity is a fast-paced and rapidly growing company, so the Real Estate Manager is expected to work independently and meet scheduled completion dates.


Essential Duties and Responsibilities Include the Following:


Real Estate

  • Review title commitments, title reports, surveys, and related exceptions and documentation to identify potential and actual risks and impediments to project development and recommend risk mitigation and/or elimination measures.
  • Assist attorneys with the negotiation of standard form real estate documents such as leases, easements and purchase agreements.
  • Procure non-disturbance agreements from landowner mortgage lenders, tenant farmers, and other solar developers and mineral owners, and encroachment agreements and consents to improvements from utility providers.
  • Draft, proof and/or revise documents as requested by Director.
  • Be knowledgeable and prepared to advise business units on risks posed by encumbrances on real estate and similar matters and provide recommended risk mitigation and/or elimination measures.

  • Perform legal research as requested.
  • Other tasks as assigned by Director, Senior Manager, or Attorneys.


Qualifications and Candidate Requirements:

  • Bachelor's degree in related field mandatory. Paralegal certification from an ABA-accredited institution preferred but not required.
  • A minimum four to seven years' experience at a law firm, title/mortgage company, bank, or energy company, specifically in real estate.
  • Previous experience in some aspect of the renewable energy industry preferred, with direct solar energy industry experience a plus.
  • In-depth knowledge and comprehension of title insurance policies and endorsements
  • Ability to identify, assess and offer mitigative or curative measures for risk items identified in title and/or survey.
  • Ability to read and comprehend ALTA surveys.
  • Understanding of sophisticated financing transactions, including tax equity and sale leaseback transactions, and real estate diligence required to support such financing.

Location and Travel:

This position may be based in Annapolis, MD; Roseville, MN; Boulder, CO; Horseheads, NY; or the greater Boston, MA area. Remote work arrangements may be considered based on business needs and candidate qualifications. Travel of approximately 10% is expected.

The expected annual compensation range for this position is $85,000 - $100,000, encompassing base pay and potential incentive target opportunity. This range is a good faith estimate based on the position's requirements. Specific compensation offered to the selected candidate may vary depending on factors such as relevant knowledge, skills, training, experience, and market conditions. Additionally, this position may qualify for a comprehensive benefits package, including Retirement Benefits, Medical, Dental & Vision, Health Savings Account, Flexible Spending Account, Life Insurance and Disability, Tuition Reimbursement, Voluntary Benefits, Paid Absences, and more.
