The REO Eviction Coordinator oversees the eviction and occupancy resolution process for REO properties following foreclosure. This role manages attorney and vendor activities, monitors inspection and vacancy status, ensures compliance with investor requirements, and coordinates Cash for Keys and possession efforts to obtain timely property access.

Essential Duties and Responsibilities

  • Manage the REO eviction process, including legal evictions and Cash for Keys (CFK) programs, in accordance with investor and client guidelines.
  • Review inspection results for newly identified vacancies and ensure vacancy and property preservation (PPE) tasks are launched in accordance with state requirements.
  • Communicate with field agents and vendors regarding outstanding tasks and obtain confirmation of completion. Including lockout and preservation.
  • Review agent notes for reported damages, vacancy status updates, occupancy issues, and Cash for Keys requests.
  • Monitor asset inspection tasks to ensure inspections remain current and address overdue tasks with field agents.
  • Maintain regular communication with eviction attorneys and ensure updates are documented at least every two weeks.
  • Track eviction milestones and ensure attorney update tasks are completed timely.
  • Review and maintain all required eviction documentation, including Notices to Quit (NTQ), Notices to Vacate (NTV), complaints, court filings, and possession documents.
  • Coordinate and negotiate Cash for Keys offers with occupants in accordance with investor guidelines.
  • Follow state-specific requirements and coordinate with foreclosure attorneys regarding redemption periods, confirmation, ratification, and related post-sale actions.
  • Maintain accurate system notes, reporting, and status updates for internal stakeholders and clients.
  • Escalate delays, compliance concerns, or contested occupancy matters as appropriate.

Qualifications

  • Experience in REO, foreclosure, default servicing, eviction coordination, or property preservation.
  • Knowledge of foreclosure, eviction, and post-sale timelines and requirements.
  • Strong organizational, communication, and follow-up skills.
  • Ability to manage a high-volume portfolio while meeting deadlines.
  • Proficiency in Microsoft Office and servicing platforms.
