Job description

Oakbrook Corporation is seeking an Assistant Property Manager to join our team at Berkshire Kensington, a 177-unit affordable senior living community in Waukesha, WI. This role is ideal for a customer-focused professional who enjoys helping residents, supporting community operations, and ensuring compliance with affordable housing programs.ย 

Responsibilities
  • Assist with all day-to-day property operations to support occupancy, resident satisfaction, and community success
  • Welcome prospective residents, conduct apartment tours, explain community features, and guide applicants through the leasing process
  • Process applications, leases, renewals, move-ins, and move-outs in accordance with company policies and Fair Housing regulations
  • Provide exceptional customer service by responding to resident questions, concerns, and requests in a timely and professional manner
  • Assist with rent collection, security deposits, resident account inquiries, and delinquency follow-up
  • Maintain accurate resident files and property records
  • Process annual recertifications and interim certifications for affordable housing programs
  • Verify income, assets, and eligibility documentation to ensure program compliance
  • Work closely with Compliance and Property Management teams to maintain LIHTC, Section 8, and other affordable housing requirements
  • Prepare weekly traffic, leasing, occupancy, and marketing reports
  • Conduct market surveys and monitor local competition to support leasing and retention efforts
  • Assist with resident events, community outreach, and marketing initiatives
  • Coordinate with maintenance staff regarding work orders, unit turnovers, and property inspections
  • Perform regular inspections of common areas, vacant apartments, and the overall community appearance
  • Assist with handling resident complaints, lease violations, and other property-related concerns
  • Support the Property Manager with staff training, administrative functions, and special projects
Qualifications
  • High school diploma or GED required
  • Previous property management, leasing, housing, customer service, or administrative experience preferred
  • Affordable housing experience strongly preferred
  • Strong organizational, communication, and customer service skills
  • Ability to manage multiple priorities while maintaining attention to detail
  • Experience with property management software preferred
  • Proficiency with Microsoft Office applications
  • Ability to perform property inspections and walk the community as needed
