Job description

Elite Sandblasting & Painting is seeking an experienced Commercial Painting Estimator / Assistant Project Manager to join our team.


This is a full-time office and field position supporting commercial and government painting/coatings projects. We are looking for someone who can handle estimating and takeoffs while also assisting with project management, billing, documentation, and field coordination.


Responsibilities


  • Perform commercial painting and coatings takeoffs from plans and specifications
  • Prepare estimates, proposals, scope reviews, and bid packages
  • Review Division 09 specifications, finish schedules, drawings, and addenda
  • Prepare and track change orders
  • Prepare monthly payment applications and Schedule of Values updates
  • Track retainage, billing, outstanding payments, and project financial documentation
  • Prepare and maintain RFIs, submittals, product data, and closeout documents
  • Assist with certified payroll and prevailing-wage documentation
  • Coordinate with General Contractors, Project Managers, Superintendents, vendors, and field crews
  • Attend jobsite walks, preconstruction meetings, and project meetings
  • Monitor job progress and document additional/out-of-scope work
  • Assist with manpower, scheduling, material procurement, and project closeout


Requirements


  • Commercial construction estimating and/or project management experience
  • Commercial painting/coatings experience strongly preferred
  • OSHA 30 Construction certification
  • Ability to read construction drawings and specifications
  • Experience with digital takeoff software such as Bluebeam, PlanSwift, STACK, or OST
  • Experience with payment applications, Schedule of Values, change orders, RFIs, and submittals
  • Strong Microsoft Excel skills
  • Valid driverโ€™s license and reliable transportation
  • Ability to work both in the office and on active construction sites
  • Must be able to successfully complete required employment background screening and satisfy applicable government/project site-access requirements
  • Strong communication and organizational skills


Highly Preferred


  • Government/federal construction experience
  • Certified payroll experience
  • Davis-Bacon/prevailing-wage knowledge
  • Commercial painting, industrial coatings, sandblasting, or waterproofing experience
  • Experience working directly with General Contractors
  • Familiarity with AIA-style payment applications
  • Experience managing multiple commercial projects simultaneously


Compensation


Target Salary: $70,000โ€“$90,000 per year, depending on commercial painting, estimating, project management, and government-contracting experience.
