Kite Realty Group Trust (NYSE: KRG) is a real estate investment trust (REIT) headquartered in Indianapolis, IN and one of the largest publicly traded owners and operators of open-air shopping centers and mixed-use assets. Publicly listed since 2004, KRG has nearly 60 years of experience in developing, constructing and operating real estate.
Summary
The Property Manager will be responsible for management of multiple power and grocery store anchored shopping centers located in the assigned area. The Property Manager will initiate all necessary services to maintain and enhance the value, the operating efficiency and the physical appearance of the properties.
Duties and Responsibilities
  • Oversight for day-to-day property management functions for assigned properties
  • Responsible for on time completion of monthly/quarterly/annual budget variance reports plus other ad hoc financial reporting.
  • Act as a liaison with leasing department on property level leasing matters, providing support as necessary to accomplish annual leasing goals at the property.
  • Continuously draw from prior knowledge in the sequence of shopping center development/construction from tenant possession dates, to tenant construction coordination, to drafting rent commencement date agreements to overseeing a stabilized shopping center.
  • Develop and execute annual strategic management plans for each property to include expense reduction efforts and revenue enhancement strategies (ancillary income opportunities).
  • Have ownership of each property's ability to meet or exceed property branding standard, appearance, cleanliness, sight lines, signage, etc.
  • Primary risk manager at the property level, interfacing with legal and insurance carriers.
  • Stays abreast of trends within the real estate industry as well as retailer world, knows and understands issues impacting retailers.

REQUIREMENTS
  • 5-7 years of real estate experience, in property management or asset management.
  • Strong communication skills (written and oral).
  • Ability to interact with all levels of the organization professionally and confidently as well as with tenants and customers of the property.
  • Proficient in all MS Office applications; CRM applications and other general office applications; Ability to adapt to new technological evolutions such as iPad applications, business software, etc.
  • Understand core finance and accounting fundamentals related to property management.
  • Bachelor's degree (B.A./B.S.) from a four-year college or university; and 5 - 7 years related experience and/or training; or equivalent combination of education and experience
