Lima One Capital is seeking an Escrow Analyst III who will serve as a senior-level subject matter expert responsible for complex escrow administration, risk management, vendor oversight, exception resolution, and operational process improvement related to tax and insurance tracking and disbursements. This role partners closely with servicing operations, compliance, technology, and vendor partners to ensure the accurate and timely administration of escrow accounts while supporting strategic initiatives that improve performance, quality, controls, and customer experience.


Responsibilities

  • Review escrow tax and insurance setup on newly boarded loans to ensure accuracy and compliance.
  • Process and reconcile tax disbursements, insurance premium payments, and escrow transactions accurately and within established service levels.
  • Perform annual and ad hoc escrow analyses, validating data integrity and identifying discrepancies requiring correction.
  • Ensure loan, tax, and property information remains accurate across all internal and vendor systems.
  • Monitor delinquent taxes, insurance exceptions, shortages, surpluses, and escrow-related risks.
  • Identify trends in escrow exceptions and recommend corrective actions to reduce recurring issues.
  • Serve as the primary point of contact for tax, insurance, and escrow-related issues by conducting detailed research and analysis for complex escrow issues and escalated customer concerns.
  • Monitor tax service vendors, insurance providers, and other third-party partners to ensure compliance with service-level expectations.
  • Perform root cause analysis on operational defects, audit findings, vendor issues, and customer-impacting events.
  • Identify manual, repetitive, or high-risk processes suitable for automation.
  • Partner with management and technology teams to validate system enhancements, perform user acceptance testing (UAT), and ensure successful implementations.
  • Create, maintain, and enhance departmental policies, procedures, job aids, and training materials.
  • Assist management with strategic planning, operational reviews, and other special projects as assigned.

Requirements

  • 5+ years of mortgage servicing, servicing operations, or related financial services experience is required.
  • Bachelor's Degree in Finance or related field is preferred.
  • Experience handling complex escrow analysis, tax and insurance payment reconciliations, exception management, and escalated issue resolution is preferred.
  • Experience participating in process improvement, business transformation, system implementation, or automation initiatives is preferred.
  • Strong analytical thinking and critical problem-solving skills with the ability to identify root causes and implement long-term solutions.
  • Advanced proficiency in Microsoft Excel, including PivotTables, Power Query, advanced formulas, and data analysis techniques.
  • Experience with reporting tools such as Snowflake and Tableau, or similar business intelligence platforms preferred.
  • Strong project management and organizational skills with the ability to manage multiple priorities and deadlines.
  • Excellent verbal and written communication skills with the ability to present findings and recommendations to leadership.
  • Strong attention to detail and commitment to data accuracy.
  • Strong customer service mindset focused on delivering positive outcomes for internal and external stakeholders.
  • Ability to work independently with minimal supervision.
