Position Overview
The Mortgage Loan Servicing Specialist II performs a broad range of mortgage loan servicing functions with limited supervision while handling more complex servicing transactions and borrower inquiries. This position requires a strong understanding of residential mortgage servicing practices, escrow administration, insurance servicing, excellent analytical and customer service skills, and the ability to independently research and resolve complex servicing issues. Candidates with experience in property insurance, escrow operations, title, or mortgage servicing will find many of their skills directly transferable.
Key Responsibilities
- Process and review complex mortgage loan servicing transactions, including payment processing, account maintenance, loan modifications, payoffs, and other servicing activities.
- Administer escrow accounts, homeowner's insurance tracking, insurance policy maintenance, tax payments, and force-placed insurance processes while ensuring accuracy, regulatory compliance, and appropriate property insurance coverage.
- Research and resolve complex borrower inquiries, payment discrepancies, escrow issues, and servicing exceptions in a timely and professional manner.
- Communicate with borrowers, insurance agents and carriers, taxing authorities, attorneys, and other third parties regarding insurance, escrow, and loan servicing matters.
- Maintain complete and accurate electronic loan files in accordance with company policies and regulatory guidelines.
- Monitor loan servicing activities to identify and correct discrepancies before they impact borrowers or investors.
- Assist with quality control reviews and help ensure servicing processes comply with applicable federal, state, investor, and company requirements.
- Support department initiatives, special projects, system testing, and process improvement efforts.
- Provide guidance, training, and day-to-day assistance to Mortgage Loan Servicing Specialist I team members as needed.
- Review insurance declarations, policy changes, claim-related documentation, and other property insurance records to ensure loan collateral remains properly protected.
- Perform additional servicing and operational responsibilities assigned by management.
Required Qualifications
- High school diploma or equivalent.
- Minimum of 3 years of mortgage loan servicing experience or comparable experience in mortgage banking, property insurance, escrow administration, title services, or financial services.
- Working knowledge of mortgage servicing practices, escrow administration, homeowner's insurance servicing, insurance tracking, payoff processing, and borrower account maintenance.
- Strong analytical, organizational, and problem-solving skills.
- Excellent written and verbal communication skills.
- Advanced proficiency with Microsoft Office, including Microsoft Excel (sorting, filtering, formulas, pivot tables, and data analysis).
- Ability to prioritize multiple responsibilities while maintaining a high degree of accuracy and attention to detail.
- Demonstrated ability to work independently with minimal supervision.
Preferred Qualifications
- Associate's or Bachelor's degree in Business, Finance, Accounting, or a related field.
- Experience with Nortridge Loan Servicing Software.
- Knowledge of CFPB mortgage servicing regulations, RESPA, TILA, and escrow administration requirements.
- Experience working with investor, agency, or private portfolio mortgage servicing.
- Previous experience training or mentoring staff.
Compensation and Benefits
- Annual salary: $45,000 – $62,500, depending on experience
