Role: Apartment Turnkey Operator (Rehab & Turns)

THE MISSION

The Turnkey Operator owns the execution of apartment unit rehabs and turns across LVL Living’s Houston portfolio.

You deliver clean, market-ready units—on schedule, on scope, and on standard.


You will:

Execute high-volume apartment turns without supervision

Meet production timelines consistently

Follow LVL Living scopes, specs, and standards without deviation

Coordinate efficiently with on-site management and maintenance

Deliver repeatable quality at scale

This role demands experience, equipment, and discipline.


WHAT YOU’LL DO

Run Apartment Turns Execute full unit turns including paint, flooring, and prep

Operate efficiently in occupied and vacant multifamily environments

Maintain clean, professional job sites at all times

Identify issues early and communicate clearly—no surprises


Production-Driven Execution 

Use paint sprayers (no rollers) for unit interiors

Install LVP flooring efficiently and consistently

Apply epoxy coatings using sprayers

Utilize hoppers where required

Deliver uniform finishes across multiple units

Follow the Standard Adhere strictly to LVL Living scopes of work

Meet turn timelines without extensions or excuses

Correct deficiencies immediately if identified

Respect asset, residents, and schedules


REQUIRED EXPERIENCE & QUALIFICATIONS

This is non-negotiable.

Proven apartment turnkey / multifamily rehab experience

High-volume production background (not one-off projects)

Proficiency with:

Paint sprayers (rollers will not be accepted)

LVP installation

Epoxy application via sprayer

Hopper systems

Ability to staff and manage your own crew

Reliable transportation, tools, and equipment

Ability to hit deadlines consistently

If you do not have apartment turnkey experience, do not apply.
