OVERVIEW OF POSITION:

Lead Service Technician is responsible for maintaining the physical integrity of the community at all times which involves insuring a clean and well maintained living environments for residents, visitors and staff. Responsibilities include but are not limited to the following:

ORGANIZATIONAL RESULTS

Demonstrates commitment to meet or exceed expected goals, both individually set and corporate driven. Performs work in a professional manner while meeting deadlines set by Investment Manager and/or Supervisor. Makes general decisions and/or uses resources with full consideration of cost impact on division & budgets; manages own time effectively to complete work orders or grounds keeping tasks on time; demonstrates ongoing attention to new technology & methodology that will eliminate waste and/or add cost benefit to current processes and procedures. Must be aware of the condition of the physical property throughout the community and immediately correct hazardous conditions; e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights. Anticipates, identifies and corrects any and all problems involving the property and implements procedures that will prevent such problems. Ensures that an effective program of maintenance is conducted at the property in order to maintain a clean and well maintained environment, cultivate resident's satisfaction and protect the investment of the apartment property owner. Performs maintenance tasks personally and delegates to assistants. Oversees and occasionally inspects work performed by assistants. Institutes and manages system for handling resident service requests. Completes work orders within 24 hours when possible. Schedules maintenance personnel in conjunction with manager so that maintenance is available for emergency purposes, 24 hours a day, seven days a week. Maintains accurate records regarding preventative maintenance, service requests (received and completed), expenditures, apartment make-ready status, work-in-progress, etc. Schedules and performs minor and routine maintenance on all appropriate equipment on a regular basis. Inspects and maintains all tools in excellent condition. Diagnoses and performs on a daily basis minor and routine maintenance/repair involving the following: electrical and plumbing, A/C and heating systems, applicances, water irrigation systems, stairs, gates, fences, patios, railings, tile, carpet flooring, roofing, gutters, fasteners, gas fixtures, shutters, doors, cabinets, windows, sliding glass doors, boilers (gas and electric), door locks, PO boxes and locks, controlled access systems, ceiling leaks, walls, pool areas and any other physical amenity on the property. Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary. Use a dolly or back support belt. Maintains adequate inventory of spare parts and maintenance materials to handle most common repairs and situations. Identifies all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts and prepares maps indicating same. Performs work area clean-up and safety related duties. Ensures that storage areas remain locked when not in use. Assists in keeping grounds neat and free of litter. Rakes, sweeps, shovels as circumstances warrant. Ensures that personal protection equipment is maintained, used and in individual's possession at all times when performing any work. Ensures that work assigned is completed on a timely basis.

Keeps appropriate people informed of project status; actively listens to understand different viewpoints; encourages open expression of ideas and opinions; clearly expresses ideas and information in both oral and written form. Communicates well with co-workers, residents, vendors, property level staff, and corporate officers. Works well with others to accomplish team objectives; objectively promotes team members' skills and abilities; shows respect for team members and their ideas and is sensitive to cultural differences; expresses own ideas and opinions clearly and professionally; effectively builds relationships. Maintains thorough knowledge of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and refrigerants. Maintains and accepts responsibility for own performance; anticipates, identifies, and works effectively to remove performance barriers; works toward results and successfully achieves goals; takes on challenging assignments; exercise responsibilities as a faithful steward of the position with which he/she has been entrusted. Is a team player by encouraging and supporting others within the company.

Sets specific performance management goals to directly benefit properties or program assigned. Other duties as assigned by supervisor and/or executive management.

Investment (property) Manager and/or Maintenance Coordinator

TRAVEL REQUIREMENTS

May require travel between properties. Position travels to/from corporate on an as-needed basis; may need to travel to vendor locations to pick up needed supplies. In some cases, may need to operate a property golf cart to show residences to potential customers. Must have valid driver's license and personal vehicle automobile insurance to drive on any company property.

SPECIAL SKILLS

Ability to be on call or work on weekends as circumstances warrant. Knowledge of equipment, tools, and procedures of construction and other related equipment. Knowledge of hand and power tools as well as mechanical equipment including but not limited to: motors, pumps, compressors, blowers, etc. Working conditions include dirty environment, extreme temperatures, lifts or carries heavy objects. Must adhere to safety standards at all times.

EDUCATION AND EXPERIENCE

A High School diploma or GED.

Three (3) year of property maintenance experience.

PHYSICAL REQUIREMENTS

Constant need to be on feet; requires standing, bending, stooping, kneeling, squatting, climbing, or walking alternatively depending on specific needs of the day. Climbing stairs and ladders are required Must be able to grasp, push and pull certain equipment necessary to perform job. Lifting and carrying of weights under 50 lbs. May have to lift more than 50lbs with required internal systems in place.

  • Certified Apartment Maintenance Technician (CAMT)
  • Certified Pool Operator (CPO)
