Job description

We look at the entire facility-inside and out-and can impact 70% of what a building operator allocates critical budget dollars toward, including: Strategic electricity and natural gas procurement, renewable energy, and demand response; climate impact reduction and reporting, net zero strategies, and sustainability planning; roofing, solar, HVAC assessment management, pavement, building envelope, data center optimization, and EV charging; lighting/LED retrofits, HVAC/mechanical systems, and BMS/BAS improvements and implementation.

Do you have strong knowledge of the commercial roofing industry?
Do you have your RRO or RRC certification(s)?
Do you live within one hour of a major airport?
Do you enjoy learning and or have experience in the facility management, construction, roofing, or the architectural engineering industry?
Are you great at quality assurance observation with a keen eye for identifying roof installation quality?

GENERAL PURPOSE

The CQA Observer provides on-site observation of roofing, paving, and building envelope projects to ensure compliance with contract specifications, manufacturer guidelines, and Mantis quality standards. This role supports the delivery of high-quality facility assessments and project oversight across service lines.

Quality Assurance Observation
  • Read and understand project plans, specs, and submittals
  • Observe and document contractor performance for compliance
  • Verify material storage, installation methods, and deck conditions
  • Confirm nightly watertight conditions and final system integrity
  • Participate in punch list reviews and warranty inspections
Safety Compliance
  • Adhere to Mantis safety policies and procedures at all times
  • Wear and maintain required PPE for jobsite conditions
  • Complete job hazard analysis (JHA) forms and participate in safety briefings
  • Report incidents or unsafe conditions immediately
Field Documentation
  • Create detailed daily observation reports with photographic evidence
  • Use tablets and software tools to record and upload data
  • Communicate clearly with PMs, contractors, and team members
REQUIRED Skills/Education/Experience
  • Current RRO Certification REQUIRED for this role
  • 5+ years in construction, roofing, or facility assessment roles
  • Previous CQA or project inspection experience
  • High school diploma or equivalent
  • Valid driver's license with a clean driving record
  • Proficiency with Microsoft Office and tablet-based field tools
  • Ability to read and interpret construction documents
  • Physically able to climb ladders/scaffolding and lift 50 lbs

***PAY RANGE: $30-$42 an hour (depending on experience/certifications), plus Per Diem (as dictated by each state/county the work is done in)***
