The Role
Open Management is hiring for a full-time Rehab Specialist at our manufactured housing community in Republic, Missouri. 

Rehab Specialists are responsible for completing full unit rehabs and renovations to prepare homes for occupancy, ensuring quality standards and timelines are met. 
Compensation
Hourly Rate: $28.00 - $30.00 / hr

What You'll Do
  • Perform full rehab projects including flooring, drywall, cabinetry, and fixtures.

  • Complete property maintenance requirements including, but are not limited to cleaning, painting, interior/exterior maintenance, lawn maintenance, debris removal, plumbing, electrical work, smoke detector maintenance, repair or replacement of lights, roof repairs, heating/air systems maintenance, appliance repairs, etc.

  • Complete unit turns including cleaning, painting, and basic repairs.

  • May include:

    • Transport, install, and connect stoves, refrigerators, dishwashers, and other electrical and gas appliances.

    • Load and unload trucks and other conveyances; move supplies and materials to the proper location by wheelbarrows or hand trucks; stack materials for storage or binning; collect refuse and salvageable materials.

    • Transport equipment, furnishings, and appliances to job sites.

    • Repair and fabricate window and door screens and frames.

    • Dig, fill, and tamp earth excavations; level grounds using a pick, shovel, tamper, and rake; shovel concrete; clean culverts and ditches; cut tree and brush; operate power tools and lawn mowers.

    • Remove floor tile, sheet vinyl, ceramic floor tile, and plywood. Remove damaged drywall.

    • Operate power blowers or use brooms to clean rooftops, sidewalks, and driveways of leaves and debris. Ensure work-site clean-up.


What We're Looking For
  • A High School diploma or GED required

  • Rehab experience

  • Entry-level knowledge of basic maintenance

  • Construction experience desired

  • Strong ability to follow instructions and directions, including following safety protocol

  • Understand, read, write and speak English in order to follow basic instructions, take direction from supervisors, respond to routine questions and communicate effectively with clients, visitors, and organization staff

Travel
As part of the job responsibilities, this position requires the willingness and ability to conduct local travel as needed. This may involve running errands related to business operations and fulfilling various tasks that contribute to the smooth functioning of the park and tenant's needs. The extent and frequency of travel will depend on the specific demands of the job and may vary over time.
