Job description

Lead a High-Performing Self-Storage Facility


Storage Partners is seeking an experienced Site Manager to take full ownership of the day-to-day performance of one of our self-storage facilities in Springfield, Virginia. This is not an entry-level management position. We are looking for someone with previous self-storage experience who understands the business—from driving occupancy and increasing revenue to collections, rate management, customer service, lien processing, and maintaining a first-class property.


This position is ideal for someone who wants to take ownership of a facility and directly influence its growth, reputation, and financial success.


As the Site Manager, you are responsible for the overall performance of the facility. You'll have the autonomy to run the site like it's your own while working closely with ownership, who handles corporate functions such as budgeting, insurance, payroll, HR, and accounting. You'll have the authority to make day-to-day operational decisions while receiving the support and resources needed to be successful.

What You'll Be Responsible For


Sales & Revenue

  • Drive occupancy through effective sales, lead conversion, and customer follow-up
  • Maximize rental revenue through strategic pricing and rate management
  • Execute customer rate increases in accordance with company guidelines
  • Promote and sell retail merchandise and tenant protection plans
  • Monitor performance indicators and identify opportunities to improve site performance


Collections

  • Manage delinquent accounts and collections
  • Conduct lien processing and auctions in accordance with company policies and state regulations
  • Minimize bad debt through proactive communication and follow-up


Operations

  • Ensure the facility maintains exceptional curb appeal and is clean, secure, organized, and always customer-ready
  • Perform routine property inspections and proactively identify maintenance needs
  • Coordinate repairs and oversee vendors to ensure work is completed to company standards
  • Maintain inventory while ensuring company policies, lien laws, and operational procedures are consistently followed
  • Respond to occasional after-hours facility emergencies as needed


Customer Experience

  • Deliver exceptional customer service from first inquiry through move-out
  • Resolve customer concerns professionally and efficiently
  • Build lasting relationships that result in customer retention and referrals


Leadership

  • Lead and develop Assistant Managers and other site staff
  • Set expectations, provide coaching, and hold team members accountable for performance
  • Foster a positive, professional, and customer-focused culture
  • Take ownership of the site's overall success, treating the business as if it were your own


Communication

  • Provide regular updates on site performance, operational issues, and opportunities for improvement
  • Partner with ownership to implement initiatives that improve occupancy, revenue, and customer satisfaction

Required Qualifications

  • Minimum of 2 years of self-storage management experience (required)
  • Proven track record of increasing occupancy and revenue
  • Strong collections and delinquency management experience
  • Experience implementing rental rate increases
  • Exceptional customer service and conflict resolution skills
  • Strong leadership, organizational, and problem-solving abilities
  • Comfortable working independently and making sound business decisions
  • Excellent written and verbal communication skills
  • Proficient with Microsoft Office and self-storage management software
  • Valid driver's license with reliable transportation
  • Ability to work Saturdays (we are closed on Sundays)


Physical Requirements/Work Environment

  • Able to regularly lift items up to 50 lbs., sit, stand, kneel, crouch, crawl, bend, climb or balance
  • Physically able to operate electric hand tools, carry tools, lift and carry heavy loads, operate required equipment and operate a motor vehicle
  • Able to work in close spaces such as storage units
  • Able to work on ladders, roofs and other facilities related environments


Compensation & Potential On-Site Housing

  • Competitive base salary of $40,000 + per year, based on directly relevant self-storage experience, qualifications and overall fit
  • Opportunity to earn additional performance-based compensation tied to site results
  • Following the successful completion of an introductory employment period, the selected Site Manager may become eligible to reside in a two-bedroom apartment located on the property, including all utilities and internet
  • Housing is not guaranteed at the time of hire. Eligibility, timing, and the terms of the housing arrangement will be evaluated and negotiated based on the employee’s experience, performance, reliability, and the operational needs of the facility during the introductory period
  • Any housing arrangement will be documented separately in writing
