JOB SCOPE AND PURPOSE

We are currently seeking an Assistant Project Manager to join our growing construction team. The role is based in Northern, VA, and will support the construction of a multi-phase apartment community. 

The ideal candidate is a self-starter with a minimum of 3 years of experience managing fast-paced multifamily or commercial construction projects as a project engineer or assistant project manager. Experience working with Virginia Housing is preferred. 


The Assistant Project Manager (APM) will assist the Project Manager (PM), as the PM provides overall direction, oversight, and coordination of construction activities on assigned Lawson multifamily construction projects with the expectation of delivering high-quality housing safely, on time, and on budget. The candidate must be proficient in providing timely, complete, and accurate reporting. The individual must excel in a team environment and communicate clearly with Lawson colleagues, design partners, and subcontractors. The Assistant Project Manager will also work closely with the construction Superintendent, Assistant Superintendent, Project Management Assistant, and Preconstruction Manager to help ensure all construction project objectives are met.

ESSENTIAL DUTIES AND RESPONSIBILITIES

1. Assist the project team in managing essential construction processes such as safety, scheduling, and budgeting.

2. Provide support to the PM to ensure adherence to project plans, specifications, and program requirements, including, but not limited to, EarthCraft, VH Minimum Design and Construction Requirements, Universal Design, Energy Star, and UFAS.

3. Material purchasing to include composing purchase orders and work orders for delivery to PM. Performing material takeoffs including but not limited to doors, windows, and steel lintels.

4. Change order management and logging. Composing change orders for PM review.

5. Attend monthly on-site project financial draw request verification inspections.

6. Assist project team in obtaining and tracking all required permits.

7. Provide support to the project team in submittal capture, logging, and tracking. Aid in ensuring subcontractors have submitted all required product information before commencement of work in adequate time for review and return by design professionals. Accountable for first review of submittal packages that are to be delivered to PM.

8. Compose RFI’s for review by PM.

9. Accountable for working closely with project Superintendent and Assistant Superintendent to enforce subcontractor QC scope of work closeout, generate and distribute construction courtesy QC lists, and generate final punch list items for distribution and scheduling with the goal being accepted building and project turnover by the project’s ownership.

10. Review monthly project invoices for approval by PM and Superintendent. Coordinate re-application for payment when subcontractor invoices are improperly formatted or not approved as needed.

11. Facilitate to Property Management Maintenance any training, operations, and review of warranty work Items.

12. Coordinate project turnover with Property Management.

13. Other Duties as assigned.

The Assistant Project Manager will assist and support the Project Manager to help oversee and coordinate project management activities on our multifamily construction projects. The candidate must be capable of providing timely, complete, and accurate reporting. Candidate must be able to excel in a team environment and possess the ability to communicate clearly and provide direction to Lawson colleagues, design partners, and subcontractors. This is a support position that will report directly to the construction Project Manager. Our goal is to provide quality housing on time and on budget. Desire to grow into a Project Management position is a must.


Requirements:

1. 1-3 years' experience in the construction industry, preferably with an owner/general contractor.

2.  Demonstrated knowledge of scheduling, budgeting, subcontract coordination, and general construction processes.

3.  Familiarity with reading drawings and specifications.

4.  Knowledge of Procore and Microsoft Suite preferred. 

5.  Computer proficient, including Microsoft Office products.

6.  Exceptional written and verbal communication skills.

7.  Team player and reliable.

8.  Interest and passion for building and the industry.

9. Detail-oriented with the ability to manage multiple priorities and meet deadlines.

ESSENTIAL PHYSICAL FUNCTIONS
