POSITION SUMMARY

We are seeking an experienced Construction Observer Healthcare to join our team! This role is responsible for overseeing construction activities and ensuring consistent compliance with contract documents, applicable codes, and standards of practice across multiple projects. The Construction Observer also serves as a key liaison between the project manager, client, contractors, and project teams.

RESPONSIBILITIES

  • Serve as resource and liaison between owners, architects, consultants, and contractors.
  • Assist with identification and resolution of construction-related issues throughout the project lifecycle.
  • Responsible for managing post-contract AIA documents including change orders, substantial completions, and construction change directives.
  • Review submittal data including drawings, product data, and mock-ups and confirm constructability during construction document phase.
  • Attend owner architect contractor (OAC) meetings and conduct weekly site visits.
  • Prepare and submit weekly field observations reports.
  • Track and respond to Requests for Information (RFI) and Requests for Proposals (RFP).
  • Document and file job related information include correspondence, test reports, and drawings.
  • Produce clear, accurate, and concise meeting minutes.
  • Track, log, and verify payment applications.
  • Monitor project expenditures and budget.

QUALIFICATIONS & SKILLS

  • Minimum of five years of experience in construction observation, field inspection, or construction administration.
  • Advanced understanding of construction drawings, including sketches, diagrams, plans and specifications.
  • Knowledge of common construction materials, methods, and sequencing.
  • Strong verbal and written communication skills for reporting, contractor coordination, and internal updates.
  • Ability to maintain positive working relationships with contractors, clients, inspectors, and design teams.
  • Detail-oriented with strong documentation and record-keeping abilities.
  • Experience with Newforma and BIM 360 preferred.
  • Valid drivers license and ability to travel to job sites regularly are required.
