Job description

Job Title: Maintenance Technician/General Maintenance
Department: Maintenance
Location: Newark, DE

Reports To: Property Manager/Maintenance Supervisor

Hours: Monday - Friday 8:00am - 5:00pm
Compensation: $22 - $28 Hourly + Benefits (based on experience and certifications)

SUMMARY

  • Perform minor building, HVAC, plumbing, electrical and painting repairs as necessary
  • Implement preventative maintenance measures
  • Maintain inventory of repair equipment and supplies
  • Complete inspections of buildings, units, office and amenity space as needed
  • Respond quickly in the event of an emergency, notify appropriate personnel and follow safety protocol
  • Perform other maintenance duties as requested

CLEAN CRIMINAL BACKGROUND REQUIRED

ESSENTIAL DUTIES AND RESPONSIBILITIES includes but is not limited to the following: Report directly to Maintenance Supervisor (if available - on staff) otherwise to Property Manager/Assistant Property Manager. This position is responsible for the maintenance and repair of mechanical equipment and building repair in a multifamily housing environment. - Ability to work with and repair drywall and paint drywall surfaces.
- Perform basic maintenance tasks and general repairs including plumbing, roofing, appliance moving and repair.
- Maintain common areas and grounds of the property.
- Must be able to access and inspect property grounds by way of climbing ladders, stairwells, rooftops, confined areas, etc.
- Perform troubleshooting, repairs and preventative maintenance, renovating and preparing vacant units to move in condition, outdoor grounds maintenance and property appearance.
- Candidates must possess basic hand tools, valid drivers license and have their own transportation.
- Maintains building, performing routine painting, plumbing, electrical wiring, and other related maintenance activities as needed.

QUALIFICATIONS AND PREFERRED SKILLS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Must have good communication skills. Must have basic knowledge of construction and repair processes. Must have a valid driver’s license, own transportation and tools.

CERTIFICATIONS: Must have a valid drivers license & own vehicle. Clean background required.

LANGUAGE SKILLS: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to speak effectively after groups of customers or employees of organization.

MATHEMATICAL SKILLS: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.

REASONING ABILITY: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems and find solutions within company protocol.
