Affordable Housing Property ManagerPosition Type: Full-TimeReports To: Portfolio ManagerPosition SummaryWe are seeking an experienced and service-oriented Affordable Housing Property Manager to oversee the day-to-day operations of an affordable housing community. This position is responsible for maintaining strong property performance, ensuring compliance with applicable affordable housing programs, providing excellent resident service, and maintaining a safe, well-managed community.The ideal candidate is organized, dependable, financially minded, and comfortable balancing resident relations, compliance requirements, leasing, maintenance coordination, and property operations.Key ResponsibilitiesManage daily operations of the property, including leasing, resident relations, maintenance coordination, collections, and administrative functions.Maintain compliance with applicable affordable housing programs, including LIHTC, HUD, Section 8, HOME, and other federal, state, or local requirements, as applicable to the property.Oversee applicant eligibility, certifications, annual and interim recertifications, income verification, and required compliance documentation.Maintain accurate resident files and ensure documentation is complete and audit-ready.Market available units, process applications, conduct move-ins and move-outs, and work to maintain strong occupancy.Collect rent, monitor delinquency, and follow established procedures for notices and collection activity.Prepare and monitor property budgets, invoices, financial reports, and operating expenses.Conduct regular property inspections and coordinate with maintenance personnel and vendors to ensure timely completion of work orders and capital needs.Respond professionally and promptly to resident questions, concerns, and lease violations.Enforce lease terms, community policies, and applicable housing regulations consistently and fairly.Coordinate vendor services and monitor quality, cost, and completion of contracted work.Prepare reports and documentation for ownership, management, regulatory agencies, and compliance reviews.Support inspections, audits, and regulatory reviews.Maintain awareness of Fair Housing requirements and ensure consistent compliance.Build positive relationships with residents and help foster a clean, safe, and welcoming community.QualificationsPrevious property management experience required; affordable housing experience strongly preferred.Working knowledge of LIHTC, HUD, Section 8, or other affordable housing programs preferred.Knowledge of Fair Housing laws and landlord-tenant practices.Strong organizational skills with excellent attention to detail.Ability to manage multiple priorities and meet compliance deadlines.Strong written and verbal communication skills.Professional approach to resident relations and conflict resolution.Comfortable working with property management software, Microsoft Office, and electronic recordkeeping.Ability to review financial information, manage expenses, and understand property-level budgets.Affordable housing or property management certifications are a plus.What We're Looking ForWe are looking for someone who takes ownership of their community and understands that successful affordable housing management requires both strong operational performance and thoughtful resident service.
