We’re currently seeking a Porter/Groundskeeper for one of our premier communities.


Job Overview: The Porter is responsible for maintaining the cleanliness, appearance, and curb appeal of the property. By upholding these standards, the Porter helps the leasing staff achieve occupancy goals and supports resident retention by enhancing the quality of life for residents. The Porter/Groundskeeper will promote the company's Mission Statement and ensuring adherence to all relevant policies and procedures, fostering an organizational culture aligned with corporate values.

What You’ll Bring:

Minium Experience/Training/Education

• Skills: Ability to follow oral and written instructions and customer service orientation.
• Experience: Familiarity with the safe use of basic tools and chemicals.


Additional Desired Qualification:
• Experience in custodial, housekeeping, or apartment maintenance.


Equipment, and Tools Used:
• Uses ladders, dollies, golf carts, shampoo machines, buffers, vacuums, blowers, squeegees, cleaning supplies, paint brushes, back belts, goggles, gloves, and basic hand tools (hammers, screwdrivers).


Physical Requirements:
• Must be able to climb stairs when accessing Resident Services or Service Offices and navigate ladders as needed.
• Must be capable of walking the entire property, including steps and steep gangways on docks (if applicable).
•  Requires regular bending, kneeling, and stooping.
• Must be able to lift up to 60 pounds to handle materials and equipment safely.

Your Responsibilities:

  • Cleans vacant apartments, boat slip bathrooms, and other assigned common areas to company standards. 
  • Maintains surfaces, appliances, furnishings, floors, walls, windows, and bathrooms in vacant apartments. 
  • Ensures cleanliness and odor control in trash disposal areas.
  • Cleans hallways, elevators, laundry rooms, walkways, stairwells, mailbox areas, carports, models, office, and fitness center to enhance the resident
    experience.
  • Prepares model units and tour routes daily to ensure quality presentation.
  • Monitors and replaces common area lighting for safety.
  • Assists with common area painting as needed.
  • Participates in safety meetings and adheres to company safety protocols.
  • Reports any property conditions that may be a physical or liability hazard.
  • Perform other duties as required.
