What is a disposition manager?

A Disposition Manager is a professional responsible for overseeing the process of disposing, selling, or transferring assets, inventory, or properties that are no longer needed by an organization. Their duties often include evaluating items for disposal, coordinating sales or auctions, ensuring compliance with regulations, and maintaining accurate records of all transactions. Disposition Managers play a key role in maximizing the value recovered from surplus assets while minimizing costs and risks. They commonly work in industries such as real estate, manufacturing, logistics, and government agencies.

What are the key skills and qualifications needed to thrive as a disposition manager, and why are they important?

To thrive as a Disposition Manager, you generally need strong organizational skills, knowledge of inventory management, and experience in logistics or supply chain operations, often backed by a relevant degree. Familiarity with asset management software, ERP systems, and data analysis tools is typically required. Excellent communication, negotiation abilities, and attention to detail are standout soft skills in this role. These skills are crucial for efficiently managing asset disposition processes, ensuring regulatory compliance, and maximizing value recovery for the organization.

What are some common challenges disposition managers face when coordinating property sales, and how can they overcome them?

Disposition Managers often encounter challenges such as balancing multiple property listings, negotiating with diverse buyers, and navigating fluctuating market conditions. Effective communication and strong organizational skills are essential to manage these complexities. Building solid relationships with real estate agents, investors, and internal teams can help streamline the sales process and resolve issues quickly. Staying up-to-date with market trends and leveraging technology tools for tracking deals can also enhance efficiency and success in this role.

Job description

Disposition Manager

Expert Home Buyers | Salisbury, MD (In-Office)

About Expert Home Buyers

Expert Home Buyers is one of the most active real estate investment companies on the Delmarva Peninsula. Backed by Brandon Brittingham's Delaware/Maryland Property Group, we buy homes directly from sellers, move quickly, and close consistently. With a proven acquisition system and a steady flow of deals, we're looking for someone who can take those opportunities across the finish line.

About the Role

We're looking for a driven, relationship-focused Disposition Manager to turn our contracted properties into closed deals. Once our acquisitions team gets a property under contract, it's your job to market it, negotiate with buyers, and keep the transaction moving all the way to closing.

This is a commission-only opportunity with a hot pipeline of deals and unlimited earning potential. Whether you have real estate disposition experience or a strong background in sales and negotiation, we're looking for someone who knows how to build relationships, overcome objections, and get deals done.

Requirements

What You'll Do
  • Manage the disposition pipeline from contract through closing
  • Market properties to our established cash buyer network and actively expand buyer relationships
  • Negotiate assignment fees and resale terms to maximize profitability
  • Keep deals moving by coordinating with buyers, title companies, and our acquisitions team
  • Track deal progress in the CRM and proactively resolve issues before they impact closing
  • Attend daily in-office meetings to review inventory, priorities, and active transactions
What We're Looking For
  • Previous sales experience required; real estate, wholesaling, or disposition experience is a plus but not required
  • Strong negotiation and relationship-building skills
  • Comfortable spending a large portion of the day on the phone with investors and buyers
  • Highly organized with the ability to manage multiple active deals at once
  • Self-motivated, competitive, and driven by performance-based earnings
  • Able to work full-time from our Salisbury, MD office

Benefits

Compensation
  • 100% Commission
  • On-Target Earnings (OTE): $90,000-$150,000+ annually
  • Hot pipeline with a consistent flow of investment properties ready for disposition
  • Unlimited earning potential-your income is directly tied to the deals you close
  • Opportunity to grow with one of the region's leading real estate investment companies
