Position Overview
Burlington Stores is seeking an experienced and driven Director of Real Estate to oversee site selection, lease negotiations, and execution of 20-25 new store openings and relocations annually within an assigned territory. Reporting to the VP of Real Estate South Region, this role is responsible for identifying and securing high-quality locations that align with Burlington's strategic growth objectives.
The ideal candidate will have deep market knowledge of the assigned territory, strong negotiation skills, and a proven ability to execute deals in a fast-paced, high-growth environment. This individual will also play a key role in fostering Burlington's culture of collaboration, continuous improvement, and operational excellence.
A Day in the Life
Site Selection & Market Strategy
  • Identify, evaluate, and secure prime real estate opportunities that align with Burlington's expansion goals.
  • Conduct market research and analysis to support decision-making and optimize site selection.
  • Develop and maintain strong relationships with landlords, brokers, and real estate partners to secure the best possible locations.

Lease Negotiation & Deal Execution
  • Lead negotiations for new store leases, relocations, and renewals, ensuring favorable terms that align with company financial and operational objectives.
  • Collaborate with Legal, Finance, Construction, and Store Planning teams to ensure seamless deal execution.
  • Manage the real estate approval process, preparing and presenting deal packages to senior leadership.

Project Management & Execution
  • Oversee the full lifecycle of new store openings and relocations, from site identification through lease execution and store opening.
  • Work cross-functionally to address site-specific challenges and ensure timely delivery of new locations.
  • Monitor and manage project timelines, budgets, and performance metrics to drive efficiency and effectiveness.

Continuous Improvement & Best Practices
  • Stay informed on industry trends, competitor expansion strategies, and emerging retail real estate opportunities.
  • Provide recommendations to enhance Burlington's site selection and deal-making processes.
  • Collaborate with peers and leadership to share insights and drive continuous improvement.

Culture & Leadership
  • Foster a positive, collaborative team environment that aligns with Burlington's core values.
  • Demonstrate leadership by mentoring and developing junior team members and supporting a culture of learning and growth.
  • Represent Burlington in the real estate community with professionalism and integrity.

You'll Come With
  • 7+ years of retail real estate experience with a strong track record in site selection, lease negotiations, and deal execution.
  • Strong market knowledge and understanding of retail expansion strategies.
  • Exceptional negotiation and relationship management skills with landlords, brokers, and real estate partners.
  • Financial and analytical expertise, with the ability to assess deal economics and make data-driven recommendations.
  • Ability to work independently while collaborating effectively with cross-functional teams.
  • Excellent communication, presentation, and project management skills.
  • Willingness to travel extensively within the assigned territory.
