The Director of Construction for the Iowa region is responsible for the development and implementation of Capital Projects (New, Remodel and R&M) from Concept Stage through construction completion and operational turnover.  The Director is involved with the overall project as it relates to design management and coordination, schedule, budget, contracting, assessment & coordination of operational needs, maintaining design intent, and the day-to-day management and on-site coordination of Capital Projects. Also partners with the VP of Design & Construction, Departmental Project Leaders and Strategic Sourcing Department as related to construction FF&E purchasing, property operations and other relative positions to ensure projects remain on budget and on schedule.  The position reports to the VP of Design and Construction and will focus on our existing and any new locations in the Iowa market. 

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Coordinate design process with outside design professionals and consultants.
  • Monitors progress and coordinates all disciplines relative to functional and operational needs from Concept Design through Construction Documents.
  • Prepares and administers Requests for Proposal relative to design procurement and construction related scopes of work.
  • Develops Total Project Budgets and Scope Documentation.
  • Assists with the preparation and submission of Capital Budget Requests (CBR’s) to assure accuracy with Project funding requests and approvals.
  • Prepares and maintains Project Controls throughout the life of the Project.
  • Utilize web-based project management system (Procore) for managing Project Budgets, Commitments, Construction Documents and Closeout Requirements.
  • Works closely with internal Capital Accounting and Legal Departments to ensure processes are followed relative to internal controls.
  • Provide Project oversight and review with site managers and subcontractors to ensure standards of building performance, quality, and schedules are met and safety is maintained.
  • Review and approval of contractor payment applications by valuation of completed works.
  • Review Change Order requests by contractor and or design professionals.
  • Work with Design Team and local Jurisdictions Having Authority to ensure that building codes, regulations, laws, and standards are met.
  • Coordinate with Operations regarding requirements of ongoing construction projects.
  • Prepare project reports as necessary to ensure the stake holders are informed of project status.
  • Develop project schedules using scheduling programs.
  • Develop and maintain project budget and provide information in a timely manner for reporting.
  • Maintains strict confidentiality in all departmental and company matters
  • Responsible for ensuring regulatory compliance within area of responsibility and reporting potential issues to Executive Management.
  • Communicate effectively with contractors, outside contacts, and all levels of Team Members.
  • Ability to travel frequently to construction site via airplane or other transportation.

  • Effective negotiation and decision-making skills
  • Strong working knowledge in Microsoft Office Products and familiarity with AutoCAD helpful.
  • Review and comprehend contracts, change orders, requisitions, purchase orders, drawings, specifications, budgets, plans, and other necessary reports and documentation.
  • Thorough knowledge of and experience in construction business management.
  • Perform effectively in a fast-paced environment.
  • Responsible for multiple concurrent projects through various phases of each.
  • Ability to obtain Gaming License(s) as may be required for work at various properties.
  • Must have strong problem solving, organizational, analytical, interpersonal and communication skills (verbal and written).
  • Must have excellent project and time management skills with the ability to multi-task, prioritize and handle multiple projects concurrently.
  • Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
  • Must have the ability to drive results and be proactive when working on tasks.
  • Must have ability to think critically and creatively.

SUPERVISORY RESPONSIBILITIES                                                     

This job will have supervisory responsibilities.

LANGUAGE SKILLS

Ability to read and interpret documents in English, such as safety rules, operating and maintenance instructions and procedure manuals. Ability to read and communicate verbally in English. Written communication skills in in English may also be required.

REASONING ABILITY

Ability to apply commonsense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
