The Operations Director creates and maintains a first choice shopping destination, ensures efficient and effective operations of the center while maintaining positive and productive relationships with vendors, tenants, shoppers, and the local community. This position requires a comprehensive understanding of operations methods and understands the need to increase profitability while keeping common area costs under control.
ESSENTIAL JOB DUTIES AND RESPONSIBILITIES:
  • Lead all shopping center operations, including facility maintenance, mechanical systems, construction activities, safety programs, and regulatory compliance.
  • Oversee property maintenance, housekeeping, contracted services, and preventive maintenance programs to ensure a clean, safe, and well-maintained environment.
  • Partner with the General Manager to develop and manage operating budgets, financial forecasts, strategic business plans, and capital improvement plans to maximize NOI and asset value.
  • Manage capital projects, operational contracts, procurement activities, vendor relationships, and service agreements while ensuring quality, cost control, and policy compliance.
  • Monitor, maintain, and optimize building systems, utilities, energy efficiency initiatives, and sustainability programs to support operational excellence and environmental goals.
  • Direct security, life safety, OSHA compliance, emergency response, risk mitigation, and traffic management programs to ensure a safe shopping and work environment.
  • Collaborate with tenants, construction teams, and internal stakeholders to support tenant operations, construction projects, facility issues, and center initiatives.
  • Develop, coach, and support center teams through training, performance management, team-building efforts, and adherence to company policies and procedures.
  • Foster strong relationships with tenants, contractors, community leaders, public agencies, and local officials to support business objectives and community engagement.
  • Support property marketing initiatives, special events, short-term leasing programs, profit center performance, and other activities that enhance the customer experience and financial performance.

  • Ability to think critically, problem solve and act accordingly
  • Ability to instill a sense of teamwork resulting in positive internal and external relationships
  • Ability to demonstrate strong leadership skills
  • Ability to supervise and evaluate assigned personnel, establish priorities, provide training, ensure property maintenance, use and security of equipment and facilities
  • Ability to read and fully comprehend documents in English, such as operations manual, facilities guide, employee handbook, maintenance instruction, contracts, etc.
  • Ability to speak effectively in English before groups such as customers, tenants, employees
  • Ability to multi-task in a high-volume setting
  • Ability to work independently and fully execute assigned projects
  • Ability to work flexible schedule to accommodate business needs, including holidays

TRAVEL:
  • This position requires up to 15% travel. Must be able to travel via commercial airlines. Must maintain a valid driver's license and ability to operate own vehicle or rental car in a safe manner.

REQUIRED EDUCATION AND EXPERIENCE:
  • Bachelor's degree in business or related discipline
  • Five to seven years of operations management experience
  • Experience in commercial real estate or retail environment is a plus
