Position Summary
The Director of Marketing is responsible for leading the execution of marketing initiatives across NexCore Group's senior living portfolio, translating enterprise marketing strategy into coordinated, high impact programs that support occupancy growth and business objectives.
Working in close partnership with the Vice President of Marketing, this role brings marketing strategy to life by proactively planning, prioritizing, and executing initiatives across every phase of a community's lifecycle. The Director serves as the primary owner of day-to-day portfolio marketing, ensuring marketing initiatives are delivered on time, budgets are managed effectively, best practices are implemented consistently, and marketing efforts remain aligned with occupancy goals and operational priorities.
This role requires a collaborative marketing leader who takes ownership of portfolio marketing execution, proactively advances initiatives, and ensures marketing priorities are delivered with excellence. Success in this role depends on building strong partnerships across Marketing, Sales, Operations, Executive Leadership, and community teams while continuously optimizing marketing efforts to support occupancy goals and business objectives.
Key Responsibilities
Marketing Strategy & Execution
  • Lead the planning, coordination, and execution of integrated marketing initiatives across NexCore Group's senior living portfolio.
  • Translate enterprise marketing strategy into actionable marketing plans, timelines, and community level initiatives.
  • Ensure marketing initiatives are launched proactively and aligned with project milestones, operational priorities, and occupancy goals.
  • Oversee execution across digital, print, social media, email, events, public relations, and local community marketing.
  • Ensure marketing best practices are consistently implemented across all communities.

Budget & Resource Management
  • Manage and track marketing budgets across the senior living portfolio.
  • Partner with NexCore Marketing to optimize marketing spend and resource allocation across the portfolio.
  • Identify opportunities to improve marketing efficiency and maximize return on investment.

Portfolio Management & Performance
  • Prioritize marketing initiatives and resources based on occupancy performance, census trends, lease-up schedules, and business priorities.
  • Manage multiple concurrent marketing initiatives across the portfolio, ensuring projects remain on schedule and stakeholders are aligned.
  • In collaboration with the VP, Marketing and the SVP, Sales, adjust campaign strategies in real time to address underperforming communities.
  • Lead marketing planning for new developments, pre-openings, grand openings, lease-ups, acquisitions, and stabilized communities.

Cross-Functional Leadership
  • Partner closely with ESL Operations, Sales leadership, and Executive teams to align marketing with business needs
  • Collaborate with the NexCore Marketing team (brand, digital, analytics) to ensure consistency and leverage shared services
  • Partner with Sales leadership and on-site teams to develop marketing initiatives and tools that support lead generation, tours, and occupancy growth.

Agency & Vendor Management
  • Manage relationships with external agencies and vendors, ensuring work is delivered on time, within budget, and aligned with business objectives.
  • Ensure deliverables meet brand standards, project timelines, and performance expectations
  • Monitor vendor output and escalate performance issues as needed

Marketing Performance & Optimization
  • Monitor marketing performance through key metrics including lead generation, conversion rates, occupancy impact, and marketing ROI.
  • Partner with analytics resources to evaluate campaign effectiveness and identify opportunities for optimization.
  • Continuously refine marketing initiatives based on performance data, market trends, and community feedback.

Leverage market data, competitive insights, and campaign performance to recommend tactical optimizations that improve occupancy and marketing effectiveness.
Brand Stewardship
  • Ensure all marketing materials and communications adhere to brand standards and messaging guidelines, maintaining consistency in marketing execution across all senior living communities.
  • Support implementation of brand updates and campaign rollouts.
  • Balance brand consistency with localized marketing strategies that reflect each community's unique market and competitive environment.

Skills, Knowledge, and Expertise
  • 7+ years of progressive marketing experience, preferably in senior living, multifamily, hospitality, healthcare, and other real estate multi-site environments
  • Strong understanding of senior living or multifamily marketing, including occupancy management, lease-up strategy, competitive positioning, and portfolio marketing.
  • Demonstrated ability to manage multiple projects and priorities simultaneously in a fast-paced environment.
  • Experience managing marketing budgets and optimizing investments based on business performance.
  • Strong collaboration experience with Sales, Operations, and executive stakeholders.
  • Experience managing agencies, vendors, and cross-functional marketing execution
  • Proficiency with CRM platforms, marketing automation, digital marketing tools, and performance reporting.
  • Excellent project management, communication, organizational, and relationship-building skills.
  • Ability to travel periodically to Experience Senior Living communities for site visits, project support, grand openings, and team collaboration.

Benefits
  • Compensation: $125,000 - $155,000 / year
