Director, Development, Design, and Construction

Director, Development, Design, and Construction leads strategic initiatives and oversees Development Projects and Project Managers to ensure alignment with organizational goals. This role is responsible for complex, highly confidential, high-level planning, execution, and evaluation of enterprise-wide strategic development projects across teams and the department. The Director will act as an extension of the SVP by collaborating with Executive Committee Members, key Business Units and Corporate functions throughout the development, acquisition, and real estate transaction process, and supports the broader Strategic Development team including the SVP, Strategic Development. This position is intentionally designed with expanding scope and increased ownership in shaping the future growth trajectory of the organization’s vacation ownership brands.

How You’ll Shine:
  • Provide leadership and oversight to Development Project Managers, ensuring effective execution of strategic initiatives and alignment with corporate objectives.
  • Manage, develop, and analyze pro forma projections of revenues/expenses, cash flows, and returns including IRR, NPV, ROIC, and other applicable metrics for all resort development and acquisitions.
  • Support Sales operations and other business units for real estate site selection, lease negotiations, and financial modeling.
  • Oversee and support approximately $250M+ inventory capital
  • Support corporate Strategic Sourcing objectives and rebate programs and manage third-party vendor agreements.
  • Lead special projects and coordinate with internal and external stakeholders.
  • Conduct ad-hoc analysis, support long-range planning, and legal document reviews.
Travel Requirements
  • Travel ranges up to 40% of the time for site visits, due diligence and partner meetings.
What You’ll Bring:
  • BA/BS in Business, Finance or Construction Management required
  • Assess performance and develop/adjust long-term strategic plan and operating policies.
  • Excellent oral and written communication skills and exceptional interpersonal skills.
  • Ability to handle multiple tasks in a fast-paced environment where assignments may change based upon needs of management.
  • Strong initiative, flexibility, and ability to thrive in a deadline oriented atmosphere.
  • Ability to communicate decisions and recommendations to senior management in a clear and concise manner.
  • Develop and maintain effective business relationships with internal and external stakeholders.
  • Experience running meetings in a professional and efficient manner.

  • Advanced financial modeling and analytical skills.
  • Proficiency in Microsoft Excel, PowerPoint, Word, and CoStar tools.
  • Proven ability to manage complex projects and cross-functional teams.
  • Minimum 10 years of progressive experience in strategic planning, project management, or related fields of work, and at least 5 years in a leadership role overseeing multiple teams and/or project managers.
  • Experience in M&A, Hospitality, Multi-Family, Timeshare or Construction Management preferred.
  • Demonstrated understanding of key financial metrics including NPV, IRR, ROIC, etc.
  • Demonstrated experience in managing numerous projects project management and working with cross business unit teams.

Experience equivalent to the education requirement may be accepted in lieu of the education requirement.
