Who We Are

Founded in 2012, Dalian Development has become a vertically integrated multifamily developer and operator with significant presence in major U.S. markets. We currently own and operate over 1,000 luxury multifamily units across San Antonio, TX and Philadelphia, PA, backed by a growing pipeline of 3,000+ units across Pittsburgh, PA; Richmond, VA; Washington, DC; and Raleigh, NC.

We build institutional-quality, design-forward multifamily and mixed-use projects intended for long-term hold and we're growing. This is an opportunity to join a lean, high-performing team and take real ownership of complex projects across a national portfolio.

What The Role Entails

Are you an experienced construction professional with strong project management capabilities? Dalian Development is seeking a Director of Construction to lead the design and construction execution of multifamily and mixed-use projects across our portfolio.

This role offers direct involvement from design coordination through construction execution and turnover. You will collaborate closely with senior leadership, development teams, architects, engineers, and trade partners. Your expertise in constructability, budgeting, and execution strategies will inform design decisions and ensure projects are delivered on time and within budget.

This role is ideal for someone seeking meaningful involvement in complex development projects where construction leadership drives outcomes. You'll work on an integrated team with architects and developers, ensuring constructability is embedded in design and execution is flawless. Our hands-on structure ensures your construction expertise shapes project success.

What You Will Get to Do

  • Manage architects, engineers, consultants, and GCs as the Owner's Representative
  • Oversee design development, drawing reviews, and constructability evaluations
  • Maintain budgets, forecasts, cost controls, and change management
  • Track schedules, milestones, and critical path progress
  • Lead OAC meetings and coordinate all project communications
  • Conduct site visits to evaluate progress, quality, and compliance
  • Manage permitting and jurisdictional coordination as needed
  • Provide cost, schedule, and constructability inputs for feasibility and underwriting
  • Support due diligence (survey, environmental, geotech, zoning, market studies)
  • Assist with lender reporting, draw requests, and investor updates
  • Collaborate on unit layouts, amenities, and operational considerations
  • Participate in pre-turnover and lease-up coordination

Requirements

What You Bring to The Role

  • Bachelor's degree in Architecture, Engineering, Construction Management, Real Estate, or related field
  • Minimum of 10 years in owner's rep work, architecture, construction management, or development management
  • Strong understanding of multifamily building systems, construction methods, and code compliance
  • Proficiency with Procore, Bluebeam, and advanced Excel for project management, document review, and cost tracking
  • Strong communication, coordination, and problem-solving abilities
  • Interest in expanding beyond project execution into broader development responsibilities
  • Ability to thrive in an entrepreneurial, fast-paced environment
  • Willingness to travel 20%+

Our Ideal Candidate Will Also Posses

  • LEED AP, PMP, AIA, PE, or similar credentials
  • Experience with podium or wrap multifamily projects
  • Familiarity working in multiple permitting environments
  • Industry involvement (ULI, NAIOP, NMHC)
