POSITION SUMMARY

The CapEx Regional Project Manager reports directly to the SVP of Development and Facilities. This position's primary function is leading, managing, and coordinating various complex and technically challenging capital improvement projects from inception and design through the construction and warranty phases across an assigned geographic area of Cogir Senior Living facilities in the Pacific Northwest.

This includes planning, scheduling, cost controls, and performance measurement of the project team's work, collaborating with other departments as necessary. The position assists with planning, permitting, design, procurement, construction, and final closeout activities and works closely with the project team to establish and maintain detailed cash flow forecasts.

A key responsibility is to assemble and consolidate project information and track and coordinate the project's progress on a daily basis to ensure that project milestones and deliverables are achieved.


RESPONSIBILITIES

  • Manage multiple projects in the ground-up commercial construction, custom residential, and renovation fields.
  • Strategic planning, analysis, approvals, project tracking, and decision-making to ensure that capital expenditures are aligned with the company's and the owner's budgets, goals, and objectives.
  • Interact with the corporate finance team, outside vendors, lessors, third-party owners, and owner relations teams as necessary for capital projects.
  • Lead client and stakeholder meetings.
  • Serve as the primary point of contact for coordinating and managing capital projects, ensuring timely completion and adherence to budgetary constraints.
  • Develop and maintain project plans, budgets, and schedules, and manage the Projects team.
  • Provide oversight and guidance to project team members and subcontractors.
  • Communicate project status to clients and stakeholders.
  • Identify and resolve project issues.
  • Ensure the timely and successful completion of projects.

Requirements

CANDIDATE QUALIFICATIONS and EXPERIENCE

Education and Credentials:

  • An associate's degree is required; a bachelor's degree is preferred.
  • A certified Facility Manager (CFM) credential or equivalent is preferred.

Experience and Skills:

  • At least 3-5 years of experience in capital planning and project management, preferably in Senior Living, multi-family real estate, hotels, or a related field, is required.
  • Facility management experience, design work, and renovation project management experience are a plus.
  • Proficiency with TELS is required.
  • Experience with Yardi is a plus.
  • Strong negotiation skills and contract management experience.
  • Strong understanding of accounting and finance principles and experience in planning and maintaining budgets.
