Director - Data Center Partnerships

Location: Houston or Remote - approximately 30% travel

Base salary: $160,000

Variable compensation: $200,000 - $720,000 commission + escalators

Target total compensation: $360,000 - $880,000, uncapped

About This Role

You will source, negotiate, and secure the data center power capacity that our offtake sales team markets and sells. Your focus is deals of 3-6MW IT - existing data centers, colocation facilities, and carve-outs within facilities coming online.

This is a deal-closing role, and securing capacity is the priority. But the work does not end at signature. You will carry each site through due diligence, build the data room that lets our sales team sell it, support buyer conversations and site visits, and stay with the customer through go-live.

Your target is 10 MW of executed deals per quarter - roughly 40 MW a year - with each site reaching Ready for Service (RFS) within six months of MSA execution.

There is no cap on earnings.

What You'll OwnSourcing and Deal Origination

• Build and maintain a pipeline of data center power opportunities at 3-6 MW IT and under across existing facilities, colocation providers, and carve-outs in upcoming builds.
• Develop relationships with data center operators, colocation providers, developers, and utility contacts.
• Evaluate opportunities on power availability, timeline to RFS, connectivity, cooling, expansion potential, and commercial terms.
• Negotiate rate, term, escalators, and ancillary fees to protect all-in cost. Every dollar per kW you secure below market flows directly to gross margin on the offtake sale.
• Negotiate and execute exclusive Letters of Intent and Master Service Agreements.

Deal Execution and Due Diligence

• Own due diligence end to end: power capacity and utility confirmation, infrastructure and facility assessment, timeline validation, and commercial and technical documentation.
• Move exclusive LOIs to an executed MSA within 120 days.
• Drive each executed deal to RFS within four to five months, holding operators to their commitments and escalating slippage early.
• Work with legal, finance, and engineering on deal structure and diligence findings.

Getting Sites Sales Ready

• A site is not sales ready when the MSA is signed. It is finished when our sales team can sell it without coming back to you for basics.
• Build and maintain a complete data room for each site: power and capacity specs, facility and infrastructure detail, utility documentation, floor plans and elevations, connectivity and carrier detail, timeline to RFS, compliance and certifications, and site photography.
• Certify each site as sales ready and hand it off with a briefing on how it should be positioned and where its constraints are.
• Serve as the internal expert on each site for sales and marketing.

Supporting Offtake Sales

• Join sales calls with prospective offtake buyers as the technical and site authority.
• Plan and coordinate buyer site visits, including operator coordination, access, NDAs, and on-site hosting.
• Respond to buyer technical diligence questions and RFP and RFI requirements.

Owning the Customer Lifecycle

• Own the customer relationship from first engagement through MSA execution, buildout, and go-live.
• Act as the escalation point for anything affecting delivery timeline or customer commitments.
• Manage renewals, expansions, and additional capacity within the existing footprint.

What We're Looking ForRequired

• 7+ years in data center real estate, colocation sales, power procurement, or critical infrastructure development.
• A track record of sourcing and closing data center capacity or power deals, with specific transactions and MW volumes you can speak to.
• Working knowledge of data center power infrastructure: utility interconnection, substation and switchgear, UPS and generation, redundancy topologies (N+1, 2N), PUE, and cooling systems.
• Experience negotiating LOIs, MSAs, leases, and colocation agreements.
• Ability to run technical and commercial due diligence on your own.
• Comfort in a buyer-facing role, presenting to enterprise and hyperscale technical stakeholders.
• An existing network among data center operators, colocation providers, and developers.
• Willingness to travel for site visits and buyer tours, roughly 30%.

Preferred

• Experience with carve-outs or capacity blocks inside larger facilities.
• Familiarity with AI and HPC workload requirements, including high-density racks and liquid cooling.
• Experience building and maintaining diligence data rooms.
• Utility relationships or experience navigating interconnection queues in [target markets].
• Background spanning both supply-side procurement and offtake sales.

Your First Year

• First 90 days: Pipeline built and mapped. Operator relationships established in priority markets. First exclusive LOIs signed.
• First 6 months: First MSAs executed and moved toward RFS. Data room template and sales-ready standard established and in use by the offtake team.
• First 12 months: Consistently landing 10 MW of executed deals per quarter. First sites at go-live inside the four to six month window. A repeatable process running from sourcing through hand-off.

Performance Requirements

• Must maintain an accurate pipeline
• Must meet at least 50% of quarterly sales target
• Will have 1 quarter to rectify performance if actual to plan dips below 50% on a quarterly basis
• Will have a 4 Month ramp up period prior to full quota
