The Role and Function of Buildings & Grounds Maintenance

The role of Buildings & Grounds Maintenance is to work in conjunction with all members of this ministry for the purpose of accomplishing this ministry as follows:

Positional Requirements

Buildings & Grounds Maintenance will have a minimum of a High School Diploma and a minimum of two years of directly related experience in some area of management, mechanical or electrical engineering, building maintenance, or HVAC systems, and must have over five years of similar or related experience.


Accountability

Buildings & Grounds Maintenance is accountable to the Director of Buildings & Grounds and Controller of Concordia Lutheran High School for maintaining the land, buildings, and equipment in support of the Mission of Concordia Lutheran High School.


Position Classification: This is a full-time benefit eligible position with salary determined by the current compensation model. Continued employment is determined by performance and current business needs.


The Role of This Position

The role of Buildings & Grounds Maintenance is to maintain and protect both the inside and outside of the facilities (including the land, buildings, vehicles, and equipment) so as to provide a safe, fully-functional, and attractive campus that positively promotes the reputation of CLHS and enhances student, staff, visitor, and stakeholder experiences. This role will have a heavy emphasis on grounds work initially and then will need to have the flexibility to perform both inside and outside maintenance duties.


Position Responsibilities

1. Coordinate the necessary day-to-day custodial and maintenance activities with the Director or Buildings & Grounds.

2. Coordinate necessary seasonal, or “off-schedule”, custodial and maintenance activities.

3. Ensure that all necessary building, building systems, equipment, and vehicle inspections, certifications, licenses, etc. are obtained and renewed.

4. Perform basic equipment maintenance (ie. checking/replacing filters, greasing equipment, replacing belts)

5. Schedule routine maintenance appointments for equipment and buses, as well as emergency, or off schedule, maintenance appointments as needed.

6. Assist with the identification and prioritization of major repair and remodeling projects, and equipment upgrades and replacement.

7. Obtain and analyze bids and proposals from vendors and contractors and recommend awards.

8. Monitor vendor’s quality of work and compliance with bid awards, and approve payments/draws.

9. Supervise and support direct reports and oversee the department in the absence of the Director of Buildings & Grounds.

10. Provide leadership for other activities as determined by the Director of Buildings & Grounds and Controller.

11. Must be able to communicate effectively with staff, students, and guests; and work well in a team environment.

12. Ability to troubleshoot and perform preventative maintenance as required.

13. Ability to identify and recommend outside repairs, as needed.

14. Perform basic equipment maintenance, plumbing, carpentry, painting and electrical work.

15. Knowledge and execution of cleaning and custodial duties.

16. Demonstrated ability to use hand tools, machines and equipment- such as floor machines, vacuums and similar equipment is required.

17. Mow grass using a riding lawn mower, shears, and weed eater.

18. Perform daily cleaning at Zollner Complex to include, but not limited to restrooms, locker rooms and offices. Daily trash/debris removal.

19. Work in conjunction with outside vendors to maintain sports playing fields and common areas to provide clean, attractive and well maintained grounds.

20. Will be required to perform other duties as assigned.


Physical Requirements

  • Must be able to lift, push or pull 10 pounds regularly, 25 pounds frequently and 50 plus pounds occasionally.
  • Must be able to climb and perform duties on a ladder, including overhead work.
  • Work in outside heat or cold for extended periods of time.
  • Stand for extended periods, bend and twist, and reach overhead.
  • Safely perform basic welding tasks and handle hazardous chemicals.
  • Fix and replace light ballasts, line playing fields, and clean fence lines.
