Essential Responsibilities
- Manage the owner contract, including scope compliance, billing, and contract modifications.
- Administer subcontracts, including buyout, scope review, insurance and bonding compliance, and closeout documentation.
- Prepare and submit monthly owner pay applications and track subcontractor pay applications for accuracy and lien waiver compliance.
- Manage the change order process, including cost proposal review, negotiation, and owner approval, in coordination with the senior project controls manager.
- Maintain project cost reports, including committed cost, forecast to complete, and contingency tracking.
- Coordinate procurement of long-lead equipment, including generators, UPS systems, switchgear, and mechanical equipment, with the project team and vendors.
- Support project closeout, including punch list tracking, as-built documentation, warranty compilation, and final owner turnover.
- Maintain project files, meeting minutes, and correspondence logs in the project management information system.
Required Qualifications
- Bachelor's degree in construction management, engineering, business, or a related field.
Minimum 7 years of project management experience on commercial or industrial construction projects. - Working knowledge of contract administration, cost reporting, and change order management.
- Proficiency with project management software such as Procore, along with standard scheduling and cost tools.
- Strong written and verbal communication skills for owner and subcontractor correspondence.
Preferred Qualifications
- Prior experience on a data center or other mission-critical construction project.
- Familiarity with long-lead procurement for electrical and mechanical equipment specific to data center construction.
- Experience with GMP (guaranteed maximum price) or CMAR (construction manager at risk) delivery methods.
