DEVELOPMENT MANAGER
JOB DESCRIPTION
Summary:
The Development Manager is to work in the pursuit of new development business, market research, site acquisition, due diligence, zoning, financing, managing the design process, and execution. This position supports the sourcing, design, and construction process. The position is located at 303 Peachtree Center NE, Atlanta, GA 30303.
Role Responsibilities:
โ€ข Pursues new development business, conducts various market analysis and financial feasibility research, and conducts preliminary due diligence.
โ€ข Oversees creation of a pro forma for new development, including market information, operating expense data, and estimated hard and soft costs.
โ€ข Oversees product and design for developing property, ensuring that building design codes are compliant with local, state and federal laws.
โ€ข Conducts site visits to execute and document framing walks and general construction walks.
โ€ข Leads development meetings, sharing information such as specifications, contract negotiations, and coordination of construction.
โ€ข Leads and delegates duties with architects, engineers, landscape architects, interior designers, property owners, project managers, and development associates.
โ€ข Ensures strict compliance with plans and communicates to the Development Department Head any critical issues.
โ€ข Manages the construction draw process, develops monthly project reports, and reviews each phase of the construction process.
โ€ข Manages third-party inspections and bond releases for projects nearing completion.
โ€ข Participates in Company-provided training such as safety, non-discrimination, information systems, and harassment prevention.
โ€ข Complies with all Company National Standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
Education, Required Knowledge, Skills, and Abilities
โ€ข Real Estate Finance, Finance, or similar field degree
โ€ข 5+ years of experience with an understanding of real estate investment, development, design, and construction fundamentals
โ€ข Exceptional analytical skills with careful attention to detail and accuracy
โ€ข Excellent organizational skills with the ability to plan, prioritize, and manage multiple tasks
โ€ข Excellent verbal and written communication skills
โ€ข Strong problem-solving skills
โ€ข Demonstrated presence and confidence, able to interact with, senior management team as well as current and potential clients
โ€ข Ability to work independently with minimal direction and oversight
โ€ข Exceptional technical skills and working knowledge of ARGUS, MS Office, and Microsoft Project Software
โ€ข Business Travel as needed with overnight stay requirements.
