We are seeking a highly organized and experienced multifamily Property Manager to support the performance and growth of a dynamic residential portfolio. This role blends hands-on operational leadership with strategic contributions to systems, processes, and portfolio expansion initiatives. The successful candidate will bring strong financial, operational, and compliance expertise, along with the ability to take on project-based work in a growing, evolving environment.

You will

  • Oversee day-to-day operational, financial, and regulatory performance across assigned multifamily assets.
  • Prepare, manage, and reforecast annual operating and capital budgets; monitor monthly financial performance and variances in collaboration with senior leadership.
  • Maintain accurate rent rolls and oversee leasing performance, renewals, and vacancy management to optimize revenue.
  • Ensure full compliance with the Residential Tenancy Act, including notices, documentation, and dispute resolution processes.
  • Lead rent collection, arrears management, and enforcement actions in alignment with legislation and company standards.
  • Recruit, train, and manage onsite teams, fostering accountability, strong customer service, and professional development.
  • Conduct regular property inspections to identify operational issues, safety risks, and improvement opportunities.
  • Manage vendor relationships including procurement, contract negotiation, performance monitoring, and competitive bidding.
  • Oversee preventative and corrective maintenance programs to ensure asset integrity and resident satisfaction.
  • Contribute to capital planning, including identification, evaluation, and execution of asset improvement initiatives.
  • Support onboarding and stabilization of new properties, including process implementation and operational setup.
  • Partner with internal teams (Asset Management, Accounting, Development, Marketing) to support business objectives and reporting requirements.
  • Participate in development and refinement of systems, SOPs, and technology tools (e.g., Yardi, RentCafe) to improve efficiency and scalability.
  • Monitor market conditions and collaborate on pricing and revenue strategies to maximize asset performance.
  • Provide responsive support for urgent operational matters and contribute to continuous improvement initiatives across the portfolio.


You have

  • Minimum 5-8 years of experience managing multiple multifamily residential properties.
  • Proven financial acumen, including budgeting, forecasting, and variance analysis.
  • Experience leading teams and managing performance in a multi-site environment.
  • Proficiency with Yardi, RentCafe, MIQ and Microsoft Office Suite.
  • Strong organizational, communication, and documentation skills.
  • Ability to manage multiple priorities and contribute to project-based initiatives.
  • Valid driver's license and access to a vehicle.
