POSITION TITLE: Project Analyst, Real Estate Development


MANAGER: VP, Real Estate Development


GENERAL DESCRIPTION: Project Analysts support Project Managers and senior development staff throughout all phases of the real estate development process, including site acquisition, project feasibility analysis, financial modeling, entitlement, financing, construction, and project closeout. Analysts play a critical role in evaluating development opportunities, securing project financing, coordinating project documentation, and advancing developments from concept through completion. The position offers significant professional growth opportunities and is designed to prepare high-performing individuals for advancement into Project Manager and other leadership roles within the organization.


QUALIFICATIONS:

Education:

  • Undergraduate degree required; graduate/professional degree in finance, economics, planning, or related field preferred.

Experience:

  • Two years work experience in real estate development, finance, or a related field is preferred. Strong candidates with a demonstrated entrepreneurial skillset are encouraged to apply regardless of prior work experience.

Abilities:

  • Commitment to understand and advance the mission and values of GCHP.
  • Entrepreneurial approach to scoping, researching, and proposing creative solutions to the diverse challenges that arise on real estate development projects.
  • Analytical skills and proficiency in the preparation and analysis of financial schedules.
  • Ability to evaluate funding documents and distill application requirements.

  • Possess excellent personal organization skills, initiative, and the ability to work independently.
  • Proficiency with Microsoft Excell and the broader Microsoft suite.

ESSENTIAL JOB FUNCTIONS/RESPONSIBILITIES

  • Assist with financial feasibility analyses, underwriting, and development pro-formas for prospective and active projects.
  • Prepare funding applications for public and private financing sources within strictly enforced deadlines with appropriate oversight.
  • Assist with due diligence activities, including procurement and review of third-party reports.
  • Coordinate project documentation and closing deliverables for construction financing, permanent financing and investor approvals.
  • Prepare Owner-Architect-Contractor (OAC) meeting agendas and meeting minutes.
  • Assist with construction administration, including preparation of monthly draw requests and review of construction related submittals.
  • Maintain organized project files and development schedules.
  • Coordinate with property management, compliance, accounting and construction management staff during final punch, lease-up and project stabilization.
  • Perform other duties as assigned.
  • Occasional day and overnight travel required.
