Job description

Denton Floyd Real Estate Group is a vertically integrated real estate firm with capabilities spanning development, general contracting, property management, and capital markets. Working across the real estate lifecycle, the firm brings together the expertise needed to move projects from early concept through delivery and long-term stabilization.
This role offers the opportunity to contribute to affordable housing development within a fully integrated platform. As Development Manager - LIHTC, you will help drive complex projects forward by combining financial rigor, development execution, and coordination across internal and external stakeholders to support successful outcomes.
Responsibilities
  • Lead affordable housing projects from concept through stabilization and delivery.
  • Oversee underwriting, project budgets, and financial feasibility for development opportunities.
  • Manage entitlements, permitting, and consultant coordination across multiple active projects.
  • Coordinate cross-functional teams to keep schedules, budgets, and approvals on track.

Requirements
  • Bachelor's degree in real estate, finance, urban planning, business, or a closely related field.
  • Deep, hands-on experience managing LIHTC affordable housing transactions end-to-end.
  • Experience identifying, sourcing, and underwriting LIHTC development and acquisition/rehabilitation opportunities.
  • Strong knowledge of tax-credit basis, eligible costs, unit mix, and development pro formas in LIHTC projects.
  • Ability to structure both 4% and 9% LIHTC transactions, including sources and uses and equity sizing.
  • Experience preparing competitive 9% LIHTC applications and 4% LIHTC bond financing packages in line with QAP requirements.
  • Experience working with bond issuers, municipalities, equity investors, and lenders on LIHTC development projects.
  • Eligible to work in the United States.
