What is a design build project manager?

Design Build Project Managers are professionals who oversee construction projects from conception to completion using the design-build delivery method. They manage both the design and construction phases, coordinating architects, engineers, contractors, and clients to ensure projects are delivered on time, within scope, and on budget. Their responsibilities include budgeting, scheduling, contract management, compliance, and quality control. By serving as a single point of contact, they help streamline communication and reduce project risks.

How does a design build project manager typically coordinate between design and construction teams during a project?

A Design Build Project Manager plays a pivotal role in bridging the gap between design and construction teams by facilitating ongoing communication and collaboration. They organize regular meetings, ensure that design intent is clearly understood by construction personnel, and proactively address any conflicts or changes that arise throughout the project lifecycle. This collaborative approach helps streamline decision-making, reduce delays, and maintain project quality. By integrating both design and construction phases, the Project Manager supports a more unified workflow, leading to successful and timely project delivery.

To thrive as a Design Build Project Manager, you need expertise in project management, construction processes, and architectural or engineering principles, often supported by a relevant degree and PMP or similar certification. Knowledge of construction management software (such as Procore or AutoCAD), scheduling tools, and cost estimation systems is typically required. Job description

Most Project Manager roles end at delivering the contract. This one includes helping to win the contract.

Construction Simplified exists to challenge traditional construction through better communication, transparency, and collaboration. We specialize in Ownerโ€™s Representation, Construction Management, and Development Partner services, helping clients simplify complex projects while delivering exceptional quality, value, and long-term relationships.

Weโ€™re leading the industry with education and transparency here in West Michigan while executing our plans for geographic expansion. Which means weโ€™re looking for people whose careers can grow alongside ours.

Why This Role Is Different

At Construction Simplified, Project Managers donโ€™t just execute contracts โ€” they help win them. Beyond leading core CM projects, youโ€™ll master our detailed budgeting process, shape pre-contract strategy alongside firm leadership, and present directly to prospective clients. Thatโ€™s deliberate: it builds the commercial skills that turn great PMs into future partners and office leaders.

Our vision is a firm controlled by its team, with limitless opportunity to build your own self-equity, choose your plateau, and create a legacy worth passing on.

The Work, Week to Week

Hereโ€™s what the work actually looks like.

You own your projects with 100% responsibility for their success. You build the master schedule at contract issuance and update it monthly, folding in your Site Managerโ€™s 3-week look-ahead. You run the billing cycle, manage project accounting from setup through closeout, and drive the change process โ€” logging issues, issuing RFIs, tracking trade partner quotes, and executing owner change orders every month.

You lead OAC and progress meetings, assess risk before it becomes cost, mentor your project team, and stand as the primary contact for the clients who matter most. Within 60 days of completion, you run the post-project review โ€” schedule, budget, profitability, lessons learned โ€” and share it with the team so the next one is better.

What Youโ€™ll Own

Lead the Project

โ€ข Deliver core CM projects end to end โ€” on time, on budget, and to Construction Simplified standards

โ€ข Develop the master project schedule at contract issuance; maintain and distribute it monthly to hit

contracted delivery dates

โ€ข Provide direction, mentorship, and training to your project team, including guiding Site Managers through our QA/QC process

โ€ข Make safety a standing agenda item on every project, target zero-incident delivery, and address quality issues immediately

โ€ข Close every project with an honest post-project review within 60 days and share what you learned with the team

Command the Numbers

โ€ข Set up project accounting accurately, manage costs, and run a clean monthly billing cycle

โ€ข Protect CS direct income items, including general conditions and self-perform work

โ€ข Administer the change, allowance, and contingency process โ€” accurate logs at every OAC meeting, owner change orders executed monthly

โ€ข Build proactive risk assessment into preplanning for every scope, reducing exposure before it hits the field

Build Budgets and Win Work

โ€ข Develop comprehensive, competitive project budgets that support the firmโ€™s contact-to-contract efforts

โ€ข Collaborate with CS leadership on pre-contract planning โ€” project fit, risk, team availability, and client potential

โ€ข Lead client presentations of our capabilities and budget proposals, converting contacts into contracts

Represent Construction Simplified

โ€ข Act as primary contact for our most valuable and developable clients โ€” service that earns trust and the next project

โ€ข Set the tone with your teams, trade partners, and clients; lead by example and share our story with pride

โ€ข Support marketing with jobsite content, case studies, and testimonials that show off the work

What Youโ€™ll Bring

โ€ข Proven success managing commercial construction projects end to end โ€” schedule, budget, quality, and client

โ€ข Genuine field fluency: youโ€™ve earned a site supervisorโ€™s respect because you understand how a well-run site actually works

โ€ข Strong command of project accounting, change management, risk assessment, and contract documentation

โ€ข The presence to lead client presentations and the ambition to help win work, not just deliver it

โ€ข Clear, proactive communication with owners, design teams, trade partners, and internal teams

โ€ข Proficiency in Bluebeam, Microsoft Project, Outlook, Word, and Excel

What We Offer

โ€ข Competitive salary based on your project experience and demonstrated skills

โ€ข Four weeks of paid time off โ€” vacation, personal, and sick

โ€ข Company vehicle depending on role and project assignment, plus all other industry standards

โ€ข Competitive health and wellness benefits

โ€ข 401(k) with company match

โ€ข Company vehicle or vehicle allowance

โ€ข Opportunity for advanced education and certifications to enhance skills and expertise are encouraged to be pursued

โ€ข Bonus compensation earned against a defined annual scorecard, with advancement that follows strong performance

โ€ข A culture built on awareness, teamwork, and genuine investment in your growth โ€” with advancement thatโ€™s intentional, not accidental

How Success Is Measured

We believe great performers deserve clear targets โ€” so every Project Manager works from a defined scorecard, reviewed annually, that weighs how you work as much as what you deliver: 30% living our values, 40% core competencies, 30% role-specific results. A few examples of what good looks like:

โ€ข Projects that deliver โ€” on-schedule, on-budget completion with monthly schedule updates and a clean, timely billing cycle

โ€ข Zero-incident sites โ€” safety discussed at every project meeting and hazards addressed at first notice

โ€ข Happy clients โ€” client satisfaction scores of 4.0+ and relationships strong enough to bring the next project back to CS

โ€ข Winning work โ€” roughly a dozen comprehensive project budgets a year feeding the pipeline, with presentations that confirm our value

โ€ข Growing people โ€” real mentorship, and a team that gets better because youโ€™re on it

Youโ€™ll see the full scorecard during the interview process โ€” no surprises, ever. Goals are set together using SMART criteria, so you always know where you stand and whatโ€™s next.

Continuous Improvement Attitude โ€” Every project ends with an honest review, and every lesson learned makes the next project sharper.

Creative Problem Solvers โ€” When a construction method isnโ€™t working, we analyze from every angle and find the approach that does.

Think Like an Owner โ€” Full responsibility for the projectโ€™s success and the long-term impact of every decision โ€” on the client, the budget, and the firmโ€™s reputation.

Think This Might Be You?

Construction Simplified was built to change the construction industry while creating limitless opportunities for people who want more โ€” for their careers, their families, and their futures.

If youโ€™re looking for more than a job title โ€” real ownership, real growth, and a team that matches your hustle โ€” weโ€™d love to meet you.
