This role is responsible for performing end-to-end management of construction and reserve draw requests for a diverse portfolio of loans, sponsors and clients across all commercial real estate property sectors and for processing borrower consents, financial analysis, and other ad hoc asset management duties that fall within respective contracted scope of service. This position involves a high level of interaction with asset management and loan management teams to deliver accurate, timely and consistently high-quality deliverables.
Essential Job Functions:
  • Review draw packages for accuracy, coordinate receipt of missing information from borrower, confirm all disbursement conditions have been satisfied in accordance with relevant loan documentation and communicate deficiencies to Lender where applicable.
  • Manage borrower consent requests including collection of required documents, confirmation of completed package and coordination of approval with co-lenders in accordance with relevant loan documentation.
  • Monitor capital sources and uses to confirm the loan remains in balance and coordinate resolution of imbalance with Borrower when applicable.
  • Review TI/LC allowances and change orders to confirm compliance with the loan documentation and leases.
  • Analyze and prepare recommendations for Lender approval (if applicable) for construction or disbursement items noted in the loan documents.
  • Review invoices and lien waivers.
  • Order and review inspection reports and title updates/endorsements/date downs.
  • Update budget trackers and confirm minimum hard and/or soft cost contingencies remain at or above minimums required by loan documents.
  • Collaborate with team members and other departments to ensure timely and accurate client deliverables, maintaining excellent service delivery and high-quality customer satisfaction.
  • Correspond with Sponsors/Borrowers for updates on property-level items such as capital expenditure projects, leasing progress, and construction status.
  • Support AMS VPs with their daily responsibilities.
  • Reconcile and review various reports including monthly portfolio statistics, remittance reconciliations, and draw trackers as required to ensure Situs' high standards are achieved in terms of quality, accuracy and completeness.
  • Ensure all work is completed in accordance with documented processes and procedures, in a timely manner and in accordance with all internal control requirements and audit procedures.
  • Escalate non-compliant issues to senior leadership and provide support for resolution where required.
  • Such other activities as may be assigned by your manager.

Qualifications/ Requirements:
  • Bachelor's degree; preferred field of study: real estate, finance/accounting, business or equivalent combination of education and experience strongly preferred
  • Minimum of 6+ years of industry and/or relevant experience, typically with 1+ years in a Senior Associate level role or external equivalent
  • Experience in commercial real estate and debt or equity asset management preferred
  • Proficiency with major property types (office, industrial, retail, multifamily)
  • Basic knowledge of specialty property types (hotels and condominiums)
  • Basic knowledge of CRE principles including underwriting, loan servicing and treasury practices
  • Proficient with common CRE calculations and concepts: IRR's, NPV, DSCR's, DY, NOI/NCF
  • Basic knowledge of all deal types (transitional, development, pre-development, repositioning, and stabilized properties)
  • Basic knowledge of complex debt positions (participations, syndications, CLO's, senior and mezzanine debt, warehouse and repo lines)
  • Ability to create complex financial models in Excel or similar programs and demonstrate strong analytical skills.
  • Ability to make sound decisions and work independently on projects
  • Ability to work in fast-paced environment running multiple tasks under tight deadlines

The annual full time base salary range for this role is
$90,000.00 - $110,000.00
Specific compensation is determined through interviews and a review of relevant education, experience, training, skills, geographic location and alignment with market data. Additionally, certain positions may be eligible to receive a discretionary bonus as determined by bonus program guidelines, position eligibility and SitusAMC Senior Management approval. SitusAMC offers PTO and paid holidays, the terms of which are set forth in the program policies. All full time employees also are eligible to participate in various benefit plans, including medical, dental, vision, life, disability insurance and 401K; in each case in accordance with the terms of the applicable plans.
