Job description

We are seeking an experienced Project Manager to lead the construction of exceptional luxury custom homes throughout the Santa Rosa area. This position is responsible for managing projects from preconstruction through final completion, ensuring every phase is delivered on schedule, within budget, and to the highest quality standards.

The ideal candidate has extensive experience managing high-end custom residential construction and thrives in an environment where craftsmanship, attention to detail, and client satisfaction are top priorities. Projects typically range from $5 million to $25 million and involve close collaboration with homeowners, architects, interior designers, consultants, and skilled trade partners.

Responsibilities
  • Manage luxury custom residential projects from preconstruction through project completion and closeout.
  • Develop and maintain project schedules, budgets, contracts, procurement plans, and construction timelines.
  • Coordinate homeowners, architects, interior designers, consultants, subcontractors, vendors, and field teams throughout all phases of construction.
  • Review plans, specifications, contracts, and construction documents to ensure scope alignment and constructability.
  • Oversee RFIs, submittals, change orders, meeting documentation, and project reporting.
  • Monitor project budgets, cost tracking, forecasting, commitments, and financial performance.
  • Manage procurement of specialty materials, custom finishes, fixtures, and long-lead items.
  • Perform regular site visits to monitor quality, safety, workmanship, schedule progress, and field coordination.
  • Identify and resolve scheduling, design, construction, and budget challenges before they impact project performance.
  • Support superintendents and field personnel by ensuring materials, information, and resources are available when needed.
  • Maintain proactive communication with homeowners and project stakeholders regarding schedules, budgets, selections, and project milestones.
  • Ensure completed work meets design intent, contractual obligations, and the high standards expected on luxury residential projects.
  • Oversee inspections, punch-list completion, turnover documentation, and final project delivery.
  • Foster strong relationships with clients, architects, designers, subcontractors, vendors, and internal project teams.

Requirements

  • Proven experience managing luxury custom residential construction projects is required.
  • Strong understanding of custom home construction methods, sequencing, building systems, and premium finishes.
  • Demonstrated success managing projects from preconstruction through final completion.
  • Experience overseeing projects valued between $5 million and $25 million is strongly preferred.
  • Experience managing multi-year custom home projects lasting approximately 16-30 months.
  • Strong knowledge of project budgeting, scheduling, procurement, forecasting, subcontractor management, and cost control.
  • Ability to read and interpret architectural drawings, specifications, contracts, schedules, and scopes of work.
  • Experience managing RFIs, submittals, contracts, change orders, and project documentation.
  • Proven ability to coordinate architects, interior designers, consultants, subcontractors, vendors, and field personnel.
  • Exceptional organizational skills with a commitment to quality, craftsmanship, and attention to detail.
  • Excellent leadership, communication, negotiation, and problem-solving abilities.
