Job Summary
We are seeking a detail-oriented Analyst to join our team at ENTRA SOLUTIONS PVT LTD. The ideal candidate will be responsible for conducting thorough title searches and analyzing reports to ensure accuracy and compliance. This role requires a strong analytical mindset and the ability to interpret complex data.
Key Responsibilities
Preliminary Title Report Review and Analysis
Conduct thorough, independent reviews of preliminary title reports, title commitments, abstracts, and title search documents.
Identify and analyze a wide range of potential title defects, such as outstanding liens (e.g., mortgages, judgments, tax liens), easements, legal description errors, encroachments, and vesting issues.
Recognize and escalate complex title problems or those that fall outside of normal underwriting guidelines.
Title Curative Actions and Resolution
Develop and execute a strategic plan to resolve all identified title defects.
Coordinate with internal and external parties, including sellers, lenders, and county records offices, to obtain the necessary documents and information.
Draft and prepare legal documents, such as corrective deeds, affidavits, or subordination agreements.
Negotiate with lienholders, homeowners associations, and other relevant entities to facilitate the release or resolution of monetary liens.
Manage a pipeline of curative files, prioritizing urgent matters to meet transaction deadlines.
Oversee Title Company and Vendors
Act as the primary point of contact for external title insurance companies and abstractors.
Communicate with vendors to track the progress of title searches and document recordings.
Evaluate vendor performance to ensure services are delivered on time and according to quality standards.
Address inquiries and requests from clients, lenders, and internal staff, providing timely and professional updates on file status.
Qualifications
Bachelor's degree is Mandatory/Master's will be an added advantage but not mandatory.
Minimum of 5 years of experience in Title Analysis, Title Curative, Recording and Vendor Management.
Strong understanding of real estate laws and regulations.
Experience with title insurance is a plus.

Ability to manage multiple projects and meet deadlines.
