Job description

ROLE: Regional Maintenance Manager 

REPORTS TO:  Senior Director of Maintenance Operations 

LOCATION: Atlanta Region

THE OPPORTUNITY

The Regional Maintenance Manager oversees maintenance operations across multiple communities, ensuring efficient service delivery and asset preservation. This role leads Maintenance Managers, drives strategic initiatives like the Neighborhood Program, and ensures budget adherence. As a key operational leader, the RMM optimizes maintenance performance to support resident satisfaction and property success.

KEY JOB RESPONSIBILITIES 

  • Lead and develop Maintenance Operations teams, ensuring high-quality service delivery as part of the Customer Dedicated Service Provider model. 
  • Directly oversee Maintenance Managers providing coaching, leadership, and performance management to drive excellence in property maintenance. 
  • Implement and support the Neighborhood Services Program, strategically allocating maintenance resources across multiple communities for efficiency. 
  • Collaborate on budget creation and expense management to maximize profitability and ensure fiscal responsibility. 
  • Establish and enforce maintenance service standards, vendor relationships, and compliance with safety and regulatory requirements. 
  • Collaborate with Regional Managers to ensure maintenance operations align with overall property performance and resident satisfaction goals.
  • Support the team with other duties as needed to maintain resident satisfaction and property standards. 

CANDIDATE PROFILE      

  • Minimum of three years of proven success in multifamily maintenance with multisite leadership responsibilities. 
  • HVAC & CPO certification preferred.
  • Intermediate skills in carpentry, waterproofing, roofing, gutters, asphalt repairs, and general building maintenance. 
  • Intermediate skills in electrical and plumbing. 
  • Knowledge of OSHA regulations and safety protocols. 
  • Proven track record of superior customer experience. 
  • Advanced computer skills (Microsoft Word/Excel/Outlook).
  • Excellent leadership, communication, and organizational skills.
  • Lifting/carrying (supplies, equipment, etc.): 
    • Over 75 lbs.  Rare need 
    • 25 – 75 lbs.  Occasional need 
    • 1 – 25 lbs.  Constant need
