Job description

Role Overview  

As the Senior Service Manager, you provide seniorlevel leadership over the maintenance operations of a multimilliondollar multifamily community. You oversee the physical condition of the property, lead and develop the maintenance team, support operational goals, and partner closely with the Community Manager to enhance resident satisfaction, support renewals, and maintain asset performance. This role requires strong technical expertise, exceptional leadership skills, and a commitment to safety, operational excellence, and resident service. 

Maintenance Operations & Technical Oversight 

  • Oversee, schedule, and assign all routine and preventative maintenance activities. 
  • Inspect the work of Service Technicians and provide hands on on repair support for complex issues involving electrical, plumbing, HVAC, appliances, gas fixtures, flooring, railings, and other building systems. 
  • Monitor the physical condition of the community, identify areas of concern, and ensure prompt correction of unsafe or deteriorating conditions. 
  • Maintain accurate preventive maintenance records, service request logs, and documentation for all vacant units. 

Team Leadership & Training 

  • Lead the team in daily workflow, task prioritization, and adherence to company protocols and safety standards. 
  • Hire, onboard, coach, and evaluate maintenance team members; administer performance plans or disciplinary actions as needed. 
  • Manage the on-call rotation and provide support during emergency situations. 
  • Ensure all work practices comply with company policies and federal/state regulations such as ADA, Fair Housing, OSHA, Lead-Based Paint, HAZCOM, EPA, and related requirements. 

Safety, Compliance & Workflow Management 

  • Maintain up to date safety documentation including MSDS, HAZCOM records, pool logs, refrigerant logs, and OSHA required materials. 
  • Oversee the system for tracking and completing resident service requests-striving timely, high-quality resolution. 
  • Ensure the team remains proactive in identifying hazards, reporting risks, and maintaining a safe environment throughout the community. 
  • Support the preparation of maps and reference materials identifying utility cutoffs, clean-outs, meters, and critical infrastructure locations. 

Budget, Inventory & Vendor Coordination 

  • Manage maintenance spending and ensure expenditure aligns with approved budgets. 
  • Maintain adequate inventory of tools, materials, and replacement parts to support daily operations. 
  • Coordinate with vendors for specialized repairs or services, ensuring work quality and cost efficiency. 
  • Support overall ground upkeep by assisting with debris removal and exterior cleanliness as needed. 

Qualifications

  • 5-6+ years of experience in maintenance, including carpentry, plumbing, electrical, and HVAC; multifamily experience preferred. 
  • High school diploma or equivalent required; technical training or college coursework preferred. 
  • Strong leadership skills with the ability to train, mentor, and manage a maintenance team. 
  • Universal EPA, CPO, and HVAC certifications are required. 
  • Valid Class E driver's license. 
  • Strong knowledge of applicable laws and regulations including EPA, OSHA, ADA, and Fair Housing. 
  • Ability to read and interpret maintenance instructions, technical manuals, and equipment documentation. 
  • Strong customerservice and communication skills. 
  • Ability to work evenings, weekends, and participate in oncall rotations as needed. 
  • Physical ability to perform maintenance tasks including lifting, climbing, and working indoors/outdoors.
