How much do cost segregation jobs pay per year?
What is cost segregation?
A Cost Segregation job involves analyzing commercial or residential real estate properties to identify assets that can be depreciated more quickly for tax purposes. Professionals in this field examine building components, construction costs, and IRS guidelines to reclassify assets into shorter depreciation categories. This helps property owners maximize tax savings by accelerating depreciation deductions. Cost Segregation specialists often work for accounting firms, real estate consulting firms, or directly with property owners.
How to become a cost segregation specialist?
What skills and qualifications are needed for cost segregation?
Excelling in Cost Segregation requires a solid background in accounting, tax law, commercial real estate, and construction cost analysis, often supported by a degree in accounting, finance, engineering, or a related field. Familiarity with cost estimation software, Excel, CAD tools, and a solid understanding of IRS guidelines are highly valuable, as is obtaining relevant certifications such as a CPA or CCSP. Strong analytical thinking, attention to detail, and clear communication skills help professionals effectively evaluate assets and explain findings to clients or team members. These qualifications are essential to identify tax-saving opportunities accurately, ensure regulatory compliance, and deliver comprehensive reports in a timely manner.
What does a cost segregation specialist do?
A Cost Segregation specialist usually spends their day analyzing construction documents, blueprints, and financial records to identify and categorize building components for optimal tax savings. This process involves collaborating closely with clients, accountants, and sometimes engineers to gather the necessary information and ensure all project details are accounted for. Regular tasks include preparing detailed reports, conducting site visits, and communicating technical findings in an accessible way to non-experts. The work is a blend of independent analysis and teamwork, offering opportunities to build relationships with stakeholders and continually expand one’s industry knowledge.

Job description
Dower & Associates serves clients across the U.S. and we’re proud to carry forward the legacy and relationships of the firms that have joined our network. From Washington to Texas to New Jersey, our goal is to combine trusted local service with the strength of a nationwide team—all under the Dower & Associates parent brand. Get to know our people and locations below.
Dower & Associates is hiring an experienced CPA Senior Manager to lead complex tax and accounting engagements for our business owner, real estate investor, and high-net-worth clients. This is a proactive advisory seat, not a compliance-only role. We reach out to clients before they chase us, and display full ownership of client relationships, technical excellence across tax and accounting, and active contribution to the firm's growth.
You own your client portfolio, lead engagements from planning through delivery, develop the team, and help grow the firm.
- Own the client relationship and the technical quality of every engagement in your portfolio.
- Lead across both tax and accounting, not a single service line.
- Contribute directly to business development and firm growth.
- Mentor and develop seniors and staff as a firm leader.
Engagement Oversight and Management
- Plan, manage, and review complex individual, corporate, partnership, and trust tax returns.
- Oversee accounting and financial reporting engagements, including financial statement preparation, general ledger review, and month-end close, in line with GAAP.
- Ensure client deliverables are accurate, timely, and exceed expectations.
- Coordinate resources and oversee engagement budgets to maintain efficiency and profitability.
Client Relationship Management and Advisory
- Serve as the primary advisor and trusted point of contact for an assigned client portfolio.
- Develop and implement proactive tax planning strategies that reduce clients' largest expense: taxes.
- Advise on entity structuring, transaction planning, and multistate and state nexus (SALT) exposure.
- Deliver specialized real estate tax strategies, including cost segregation, 1031 exchanges, entity structuring, and short-term rental (STR) planning.
- Represent clients before the IRS and state taxing authorities during examinations and notices.
Team Leadership and Development
- Mentor and develop managers, seniors, and staff accountants, supporting their professional growth.
- Review work performed by team members for accuracy and compliance with firm and regulatory standards.
- Foster a culture of collaboration, accountability, and continuous learning.
Business Development and Strategic Growth
- Expand relationships with existing clients to identify additional service opportunities.
- Pursue new client acquisition and collaborate with leadership on growth strategy.
- Represent the firm at client meetings and industry events, and through networking and thought leadership.
Compliance and Quality Assurance
- Monitor engagement compliance with professional standards, regulations, and ethical requirements.
- Stay current on federal, state, and local tax law and accounting standard changes, and advise clients and staff on the impact.
- Ensure quality control procedures are applied consistently across engagements.
- Active CPA license in good standing.
- Bachelor's degree in Accounting, Finance, or a related field required; Master's in Taxation or Accounting preferred.
- 8+ years of progressive tax and accounting experience in public accounting, including managing engagements and mentoring staff.
- Extensive knowledge of federal, state, and local tax law across individual, corporate, partnership, S corporation, and fiduciary taxation.
- Working knowledge of GAAP and financial statement preparation.
- Experience managing complex tax planning, compliance, and consulting engagements.
- Multistate and SALT experience; nexus analysis across multiple states.
- Demonstrated leadership managing teams and mentoring professionals.
- Strong business development and client relationship management skills.
- Proficiency with tax and accounting software (Drake, Lacerte, QuickBooks, Xero preferred) and practice management tools (Karbon preferred); Microsoft Office Suite.
Knowledge, Skills, and Abilities
- Expert command of U.S. tax law, tax compliance, and tax planning strategy.
- Solid accounting and financial reporting judgment under GAAP.
- Ability to interpret complex regulations and communicate them in practical business terms.
- Proven leadership, coaching, and team development capability.
- Excellent project management skills with the ability to prioritize competing deadlines.
- Strong client service orientation and the ability to build long-term trusted relationships.
- High degree of integrity, professionalism, and ethical judgment.
- Strong analytical, problem-solving, and organizational skills with attention to detail.
Preferred Experience
- Deep real estate tax expertise: cost segregation, 1031 exchanges, entity structuring, and STR strategies.
- Experience serving high-net-worth individuals, family offices, and privately held businesses.
- Multistate practice experience, particularly Texas, Washington, and New Jersey.
- Experience with construction and trades, and professional services clients.
- A track record of practice growth, client acquisition, and business development.
How Success Is Measured
- Successful management of client engagements: deadlines met and profitability targets achieved.
- High client satisfaction and retention.
- Growth of the client base through business development.
- Development and retention of high-performing team members.
- Consistent compliance with professional standards, regulations, and firm policies.
