Job Summary:

Join our Capital Projects team as a dedicated painter supporting our multifamily apartment communities and extended stay properties throughout the Seattle area. You'll perform interior and exterior painting, drywall repair, texture matching, apartment turns, and cosmetic improvement projects while traveling between properties across our growing portfolio. If you take pride in quality workmanship and enjoy working in a variety of locations, we'd love to hear from you.

Travel is required throughout our Seattle-area portfolio using your personal vehicle. Mileage reimbursement is provided.

This position requires strong attention to detail, the ability to work independently, and a commitment to completing projects safely, efficiently, and on schedule.

Essential Functions: (Include but are not limited to):

Key Responsibilities

  • Complete interior and exterior painting projects, including surface preparation, patching, priming, painting, finishing, and apartment make-ready turns.
  • Paint occupied apartment homes, vacant units, leasing offices, clubhouses, hallways, and other common areas.
  • Perform drywall repairs, texture matching, cosmetic repairs, and paint touch-ups while inspecting completed work to ensure quality standards are met.
  • Safely operate and maintain painting equipment, including sprayers, texturing equipment, ladders, and other required tools.
  • Assist with additional capital improvement and maintenance projects as assigned.

Accountability

  • Complete assigned projects accurately, efficiently, and within established timelines.
  • Maintain painting equipment and materials while minimizing waste and reporting supply or equipment needs promptly.
  • Demonstrate reliability through regular attendance and consistent follow-through on assigned responsibilities

Legendary Customer Service

  • Interact professionally and courteously with residents, vendors, and team members.
  • Respect residents' homes by maintaining a clean, organized work area and minimizing disruptions while projects are in progress.

Collaboration

  • Work closely with Community Managers, Maintenance Supervisors, and maintenance teams to coordinate project priorities and communicate project status.
  • Support team members with additional maintenance and capital improvement projects as needed.

Safety Compliance

  • Follow all company policies, OSHA regulations, and established safety procedures.
  • Properly use PPE and safely operate painting equipment, tools, and materials.
  • Maintain a clean, safe work environment and promptly report safety hazards or equipment concerns.

Qualifications:

  • High school diploma or equivalent required.
  • Valid driver's license, current auto insurance, and reliable transportation required.
  • Minimum of 2 years of professional painting experience, including surface preparation, interior and exterior painting, finishing, drywall repair, texture matching, and color matching required.
  • Experience in property management, multifamily housing, or a related field is preferred.
  • Proficiency in painting techniques, surface preparation, patching, texturing, and color matching.
  • Strong attention to detail and craftsmanship, with a commitment to delivering high-quality work.
  • Must provide and maintain personal painting tools, including brushes, rollers, a paint sprayer, and a ladder.
  • Excellent communication and interpersonal skills, with the ability to interact professionally with residents, vendors, and team members.
  • Strong time management, accountability, and organizational skills, with the ability to prioritize projects and meet deadlines.
  • Working knowledge of OSHA safety standards and safe work practices related to painting and general construction.
  • Ability to work independently with minimal supervision while also contributing effectively as part of a collaborative team.

Physical Requirements:

  • Ability to frequently walk throughout apartment communities and extended stay properties, including leasing offices, common areas, parking lots, and grounds.
  • Ability to climb stairs and navigate multi-story buildings while conducting routine property inspections.
  • Ability to stand, sit, bend, kneel, crouch, and reach for extended periods throughout the workday.
  • Ability to lift, carry, push, and pull equipment and supplies as needed, including lifting up to 50 pounds.
  • Ability to safely climb ladders when necessary.
  • Ability to travel between multiple properties throughout the Seattle portfolio using a personal vehicle.
  • Ability to work both indoors and outdoors in varying weather conditions, including heat, cold, rain, and other seasonal weather while performing painting and maintenance projects.
