Maintenance Mechanic
Job Description
What this job involves: The Maintenance Mechanic position facilitates building maintenance operations through hands-on maintenance work and coordination of outside service providers in an air-conditioned distribution center environment. You will use the Corrigo CMMS system to manage workflow. Perform preventive maintenance, complete regulatory inspections, with associated compliance documentation, all while minimizing disruption to client operations. This role requires independent execution of maintenance tasks in addition to coordination with third-party vendors for specialized services (HVAC, Refrigeration, FLS, Emergency power). This person will serve as a primary site contact for outside service providers/vendors. Demonstrate proficiency with hand and/or power tools and safety equipment, comply with all JLL and client safety protocols including LOTO and hot work practices, and maintain a clean, safe workplace. The position demands effective communication skills to provide prompt customer service, coordinate scheduling with affected personnel, and work independently with minimal supervision. This role combines technical maintenance ability with vendor management responsibilities, requiring flexibility to meet client needs including on-call availability.
What is your day to day?
  • Manage tasks workflow via Corrigo CMMS.
  • Assist Scheduling of preventative maintenance and regulatory inspections with a minimum disruption of building operations (in-house and/or managing through third party vendors)
  • Completing multiple compliance/regulatory Inspections, checklists, PMs at regularly scheduled/standardized intervals + accurately and fully completing all associated documentation.
  • Basic Troubleshooting and/or repair various building systems and infrastructure including but not limited to: HVAC, Refrigeration, FLS, Emergency backup power (where qualified).
  • Self-perform, and/or delegate preventative maintenance tasks to the appropriately qualified outside service providers/vendors.
  • Self-perform, and/or delegate demand maintenance tasks/repair work/small project work. Depending on size/scope, delegate/assign as necessary to the appropriately qualified outside service providers/vendors.
  • Ensure all work performed is completed with efficiently with a minimum amount of disruption and inconvenience to the client. Provide adequate notification to the client with advanced written notice to the Ops leadership and affected employees.
  • Work with third party vendors including scheduling/managing/escorting within the facility.
  • Be a site POC for service providers and communicate the scheduling to the affected site/client personnel
  • Ordering parts and equipment needed for repairs, maintenance and installation of new equipment.
  • Demonstrate the proper use and care of tools and instruments.
  • Follow all JLL/Client safety policies and protocols. (Proper PPE, Safe Work Practices, etc).
  • Maintains a clean and safe workplace.
  • Respond to client inquiries/requests in a prompt and professional manner.
  • Performs other duties as requested.

Desired experience and technical skills -
Required
  • Candidate must be proficient in use of Microsoft Outlook, Word, Excel, and internet usage and navigation and be able to effectively communicate to the Client.
  • Candidates must be able to work independently and effectively to perform duties with little direct supervision.
  • Safe work practices -Basic LOTO, Hot Work practices (permits)
  • Knowledge of the safe and proper use of ladders, lifts, basic hand tools, voltmeter, manual drain auger, safety goggles, ear protection, and fire extinguishers.
  • Routine small-scale plumbing, basic electrical troubleshooting (volt-meter use), basic mechanical, basic carpentry skills.
  • The ability to interpret a variety of instructions given in written, oral, diagram, or schedule format.
  • The job has a set schedule (M-F); however, the candidate must be flexible with schedule to meet the client's needs and there are on-call requirements.

Preferred
  • 5+ years of experience in general building repair and maintenance, troubleshooting equipment, basic carpentry, plumbing, electrical.
  • Commercial buildings/systems. This position is in an air-conditioned Distribution Center with small office.
  • CMMS experience (JLL uses Corrigo platform)
  • FLS equipment- fire pump, risers, PIVs
  • Emergency Power systems - Generators, ATS
  • Electrical troubleshooting (low voltage, single & three phase electrical systems)
  • HVAC routine maintenance and troubleshooting skills. (Certifications are desirable but not mandatory)
  • Dock Equipment - dock doors, levelers, restraint systems
  • Building storage systems - High Bay racking construction, components

Shift: Monday to Friday, first shift hours
Location: Onsite
This position is part of a two man maintenance team and reports directly to the JLL RFM.
