What is a contractual Building Information Modeling (BIM) professional?

Contractual Building Information Modeling (BIM) professionals are specialists who manage and execute BIM processes on a contract basis, rather than as permanent employees. They are responsible for creating, coordinating, and maintaining digital representations of physical and functional characteristics of buildings using BIM software. Their work supports project planning, design, construction, and facility management by ensuring accurate and up-to-date digital models. These professionals often collaborate with architects, engineers, and contractors to ensure compliance with project specifications and contractual obligations.

What are the key skills and qualifications needed to thrive as a contractual Building Information Modeling (BIM) professional?

To thrive as a Contractual Building Information Modeling (BIM) professional, you need expertise in construction processes, BIM standards, and contract management, often supported by a degree in architecture, engineering, or construction management. Proficiency in BIM software tools like Autodesk Revit, Navisworks, and knowledge of project collaboration platforms are essential, along with familiarity with industry certifications such as Autodesk Certified Professional. Strong communication, negotiation, and problem-solving skills help in managing stakeholder expectations and resolving contractual issues. These competencies ensure efficient project delivery, compliance with contract terms, and successful coordination across multidisciplinary teams.

What are some common challenges faced by contractual Building Information Modeling (BIM) professionals, and how can they be addressed?

Contractual BIM professionals often encounter challenges such as coordinating between multiple stakeholders, ensuring data accuracy, and maintaining clear communication across project teams. Since BIM involves integrating information from architects, engineers, and contractors, discrepancies or miscommunications can lead to delays or rework. To address these issues, professionals should prioritize strong collaboration skills, establish clear BIM execution plans, and utilize centralized platforms for data sharing. Regular coordination meetings and adherence to industry standards also help ensure project success.

What is the difference between Contractual Building Information Modeling BIM vs Construction Estimator?

AspectContractual Building Information Modeling BIMConstruction Estimator
CredentialsTypically requires BIM certifications, CAD skills, and industry experienceRequires estimating certifications, construction knowledge, and cost analysis skills
Work EnvironmentDesign firms, architecture, engineering, and construction companiesConstruction companies, project management firms, and consulting agencies
Industry UsageUsed for design coordination, clash detection, and project visualizationUsed for cost estimation, budgeting, and bid preparation

Contractual Building Information Modeling BIM focuses on digital modeling for design and coordination, while Construction Estimators concentrate on cost analysis and budgeting. Both roles are essential in construction projects but serve different purposes within the project lifecycle.

Job description

Build Your Future. Build the Skyline. Build with Enclos.

Are you currently enrolled in a 2-year or 4-year program and looking to take what you've learned in the classroom into the real world? The Building Information Modeling (BIM) Internship at Enclos is your opportunity to get hands-on experience with Building Information Modeling (BIM) and Virtual Design & Construction (VDC) while supporting some of the most complex and recognizable building projects in the country.

This isn't a coffee-run internship. You'll work alongside experienced designers, engineers, and project teams, developing complex models that help bring iconic architectural visions to life.

About Enclos

Enclos is the leading faรงade contractor in the United States, specializing in the design, engineering, fabrication, and installation of custom curtainwall systems. With a legacy spanning generations, we've delivered hundreds of award-winning projects that have redefined what's possible in architecture, including:

  • World Trade Center Transit Center โ€“ New York City
  • Smithsonian National Museum of African American History & Culture โ€“ Washington, D.C.
  • Allegiant Stadium โ€“ Home of the Las Vegas Raiders
  • 30 Hudson Yards โ€“ New York City
  • Chase Center โ€“ San Francisco

When you join Enclos, you don't just work on buildings - you help shape landmarks.

What You'll Experience

  • Start with Training: Learn the fundamentals of curtainwall faรงade systems, BIM workflows, and the role of VDC in modern construction.
  • Explore Digital Design: Gain exposure to design development, 3D modeling, coordination, and fabrication modeling.
  • Get Hands-On: Create and modify project models using Revit and Rhino while supporting real project teams.
  • Participate in Coordination: Attend coordination meetings and learn how BIM models are used to identify clashes, solve design challenges, and improve constructability.

By the end of the internship, you'll have a strong foundation in BIM and VDC processes, real-world modeling experience, and a deeper understanding of how digital technologies support the delivery of complex faรงade projects.

What You'll Gain

  • Practical experience using Revit, Rhino, and other BIM/VDC technologies.
  • Exposure to facade modeling, design coordination, and construction workflows.
  • Experience working with multidisciplinary teams on active projects.
  • A better understanding of how digital models support engineering, fabrication, and installation.
  • Connections with industry professionals across design, engineering, and construction.
  • A head start on your career: successful interns may be invited back part-time during the school year or considered for full-time roles after graduation.

What We're Looking For

  • Current enrollment (or recent graduate) in a 2- or 4-year program in Architectural Drafting, Mechanical Drafting, Architecture, Mechanical Engineering, or a related field.
  • Experience with or exposure to Revit and/or Rhino.
  • Ability to read architectural or mechanical drawings/blueprints.
  • Interest in the Building Information Modeling (BIM) and Virtual Design & Construction (VDC) career path.
  • Strong attention to detail and willingness to learn new technologies.
  • Curiosity, collaboration, and a passion for design and construction.

Program Details

  • Location: Enclos Corporate Office, 3600 American Blvd W, Bloomington, MN
  • Schedule: Mondayโ€“Friday, between 8 a.m.โ€“5 p.m.
  • Duration: 10โ€“12 weeks in Summer 2027
  • Compensation: Paid internship, with potential to transition into a permanent role after graduation.
  • Internship positions are not eligible for benefits, incentive bonus, or holiday pay.

At Enclos, you won't just learn about construction - you'll be a part of it. Join us this summer and start building the future.
