Emerald City Associates is a fast-growing private equity firm specializing in real estate investment, development, and property management (Green Alpha Property Management) across the U.S. With a start-up culture and big ambitions, we’re scaling rapidly and need analytical minds to keep our financial engine running smoothly.
Our transaction calendar is dense and deals frequently overlap. The team is small, decisions get made quickly, and the people who do well here are the ones who take ownership of a process rather than waiting to be assigned tasks.

We are looking for a Transaction Coordinator to manage the documents, deadlines, and workflows behind our acquisitions, dispositions, and refinances, ensuring transactions stay organized, on schedule, and moving efficiently.
What You’ll Do:

Acquisitions -

  • Coordinate due diligence from contract to close by organizing documents, tracking deliverables, and supporting cross-functional onboarding.
  • Solicit pricing and outline new contracts for property-level services (trash, pest control, landscaping, and similar) ahead of closing so operations start clean on day one.
  • Manage post-closing tasks, including property onboarding, utility setup, housing authority filings, vendor notifications, and document archiving.
Dispositions -
  • Maintain buyer due diligence materials, coordinate document requests, manage vendor transitions, and support post-closing handoff activities.
  • Serve as first point of contact for the brokerage team on document requests and tour requests, routing substantive questions to asset management and deal leadership.

Refinances -

  • Coordinate lender and third-party site inspections with asset managers, including scheduling and calendar management.

Pipeline amp; Tracking -

  • Maintain the transaction pipeline by tracking key contract milestones, deadlines, and closing dates, proactively identifying risks, and ensuring organized deal files.
What We’re Looking For:
  • 3+ years in commercial real estate transaction coordination, closing or escrow support, title, lender closing support, or property management administration required.
  • Multifamily experience strongly preferred.
  • Comfort reading a purchase and sale agreement to extract dates and deliverable obligations. You are not being asked to interpret legal risk, but you do need to locate the DD deadline, earnest money milestones, and closing date, and understand how they move together.
  • Strong Excel skills amp; the with willingness to use AI tools, such as Claude, and integrate them into daily workflow.
  • Clear, professional written communication.
  • Willingness to follow up persistently.
  • Exposure to LIHTC or affordable housing is a plus.
  • Working knowledge of third-party reports: PCA, Phase I ESA, appraisal, survey, and zoning is a plus.
